Future plans
By mid-2017 the Fund intends to invest remaining capital by acquisition of single or multiple office projects in Poland. With respect to acquired and managed assets the Fund will continue its strategy aimed at improvement of sustainability and promotion of sustainable attitudes amongst tenants and their employees. Hines, acting as the property manager of all acquired assets, will continue its efforts to maintain highest quality of buildings, continuously improve operations, minimize operating costs and achieve highest levels of tenant satisfaction resulting in high retention ratio.

In 2015 Hines reinforced its position on the Polish investment market by closing Hines Poland Sustainable Income Fund (HPSIF) with total capitalization of €155million. Apart from the newly-acquired five warehouse facilities, HPSIF portfolio also includes Distribution Park Żerań logistics centre (formerly known as Annopol Business Park) and three office buildings in the Warsaw district of Mokotów – Ambassador Office Building, Nestlé House and Sky Office Center.
Hines Poland Sustainable Income Fund represents Hines’ first fund concentrated solely on Poland. HPSIF is focused on income as a significant component of the return profile by acquiring high-quality properties with higher income yields than many other core Western-European countries. Acquired assets undergo improvement in terms of sustainability and operation and become green-certified.
After acquisition of each building Hines, in line with own sustainability program, takes market-unique measures to further minimize the environmental output assets. Hines green office standards (Hines GO) were implemented both at asset and tenant level while condition of green areas around the building has been improved.
