Milan Kratina, the CEO of Accolade, first encountered industrial real estate while studying law at Masaryk University in Brno. In 2011, he founded Accolade, a company focusing on investment, preparation, and rental of space for companies in the fields of e-commerce, light industry, and logistics, which under his leadership has become one of the top players in the industrial infrastructure market in Europe. At the beginning of 2020, Accolade has decided to invest in new region in Poland, into new industrial park in Legnica. The project involves the construction of nearly 93,000 m2 of warehouse and production space in four stages with the first phase completed this summer. The estimated value of the project is over EUR 57 million. Due to the environmentally friendly ideology was the park built on the revitalized pre-war airship base and increased the company's brownfield portfolio in POL up to 53%.
Future plans
Accolade is driven by the strategy of key-strategic-locations and diversified-focused philosophy and is planning to hold on to this. After the successful conquest of Central Europe, the company is aiming at other European markets as The Netherlands and Spain. In addition to expanding its activities to other European markets, Accolade plans to remain the leader in the investment to the sustainable pro-ecological industrial real estate halls. Its commitments are included in the ESG strategy, which the company is going to continue in implementation it in all markets with the aim to be responsible towards environment, society, business partners and employees. Accolade will continuously support projects which are helping the regions where is active. Those activities are helping the economic and social grows of the regions. The goal is to invest in the sustainable future of the European industry that will secure a quality business and a healthy environment for the next generations.
Acquisition activity across the CEE real estate markets between October 2019 and September 2020
The year 2020 was full of new Accolade projects. 12 brand new sustainable modern parks BREEAM certified with a total area of nearly 509 000 m2 and a total value of approx. EUR 376 mil.
Czech Republic: Ostrov u Stříbra – expansion (25 585 m2 / EUR 25 mil.) and new project (11 714 m2 / EUR 10,3 mil.). Cheb – expansion of (28 709 m2 / EUR 21 mil.) and new modern hall (12 898 m2 / EUR 9,2 mil.). Cheb South – new brownfield investment (107 000 m2 / EUR 77,2 mil.). The first phase (27 000 m2) is already in use. Expansion in Hořovice (7 375 m2 / EUR 5,9 mil.). Poland with Legnica II (93 402 m2 / EUR 57,4 mil.), Szczecin West (55 885 m2 / EUR 36,9 mil.), Gorzów Wielkopolski (71 413 m2 / EUR 47,7 mil.), Szczecin Goleniów (28 524 m2 / EUR 21,4 mil.) and Bydgoszcz III (46 207 m2 / EUR 34,6 mil.). And German market with Bochum (20 056 m2 / EUR 29 mil.).

The fast growth of the company shows that a clear investment strategy, a goal-oriented team of talented people and well-defined partnerships with tenants, investors, and key stakeholders help to gain its goals. This year the portfolio grew by 114% in general. In total 31 industrial parks (13 of them located in the Czech Republic, 15 in Poland 2 in Germany, and 1 in Slovakia) are leased to TOP TIER 1 companies coming from logistics, production, and retail/e-commerce. The value of Accolade´s portfolio rose up to EUR 4.421 billion towards the end of 2020. And more, Accolade experienced a very successful year in Poland where the value of the portfolio increased by 120% and reached a value of almost 664 mil. EUR. The company also has behind one of the largest financial transactions (together with Aareal Bank AG) in the industrial real estate segment in Central Europe with the refinancing of four parks from the Polish portfolio, in an aggregate value of EUR 153 million.
