Participation in property sales and acquisitions between October 2018 and September 2019
Between Oct 2018 and Sep 2019, BSJP advised on a €75.4 M cross-border acquisition of a prime commercial building in the heart of Warsaw; a €11 M cross-border acquisition of a 10k sqm office building in Kraków; a €64 M extension of a loan facility to purchase a shopping centre in Bydgoszcz; a €58.5 M cross-border acquisition of a logistics portfolio with assets located in 5 Polish cities (Czeladź, Gdańsk, Grodzisk, Poznań and Wrocław); a €21 M cross-border refinancing of a purchase of a shopping centre in Płock; a €46.2 M cross-border refinancing of shopping centres in Gdańsk and Łódź; a €18.6 M cross-border acquisition of an office building, which with its 76.47 meters, is the highest building in Kraków; a €11.25 M cross-border acquisition of an office building in Warsaw; a €41.3 M cross-border acquisition of a portfolio of logistic parks in four different locations in Poland.
Participation in development projects between October 2018 and September 2019
Between Oct 2018 and Sep 2019, BSJP advised a global logistics operator on the purchase of property in Wrocław and the construction of logistics terminal thereon; handled, for a car parts manufacturer, a €15.2 M and a €23 M, respectively, implementation of a greenfield investment in the Special Economic Zone in Świdnica , incl. i.a. a cooperation agreement made with the city, setting up an SPV, a production plant construction works and a long-term lease agreement as well as legal advisory services related to the construction process; advised a manufacturer from the white goods industry on the €15 M implementation of a greenfield investment in the Special Economic Zone in Sieradz, incl. i.a. the purchase of land in the SEZ, preparation and negotiation of a production plant construction works agreement, legal consulting regarding the construction process.

Within the previous 12 months, BSJP’s RE team advised on retail, office, industrial and logistics RE investment and construction projects with value totalling ca. €400 M.

With 15 RE investment/construction projects within the last 12 months, BSJP’s track record covers cross-border commercial RE (mostly retail, office and logistics/warehouse facilities, across PL) with the total investment value of more than €400 M. Above all, we continue to be engaged in RE finance, where BSJP is a recognised advisor of significant foreign and PL banks and leasing companies. In particular, BSJP experts support German mortgage banks, which are subject to very specific requirements under the German law on mortgage banks, in the process of meeting such requirements within the framework of financing law in PL. The team has unique experience in balancing the financing banks’ requirements with the security requirements imposed by German regulatory provisions applicable to German-regulated funds. Parallelly, in 2018/2019 we re-targeted RE construction, and have advised a number of clients on the construction and lease of properties (manufacturing plants and logistics centres).
