Piotr joined Savills Investment Management (Savills IM) in May 2017 with the opening of the Warsaw office and has contributed to the growth of the Polish real estate portfolio of 1.5 bn EUR AUM in 3 years. He is responsible for execution of investment strategies of global real estate investors and funds managed by Savills IM.

In Poland, Savills Investment Management currently manages assets in three commercial real estate sectors: office (buildings offering more than 115,000 sqm.), logistics (assets offering more than 1 million sqm.) and retail (51,000 sqm.). Their total value is around EUR 1.5 bn.
Office projects included in the portfolio
Gdański Business Center is a modern complex consisting of four class A office buildings situated in the Warsaw district of Muranów. The investment, offering 101,000 sqm. of commercial space, was completed in 2014 (phase 1) and 2016 (phase 2). Office complex is fully leased (i.a. KPMG, Aviva, Philip Morris, KMD, Uber, Nielsen, DELL)
Marynarska Point 1 is a class B+ office complex situated in the very centre of Mokotów, one of the key business districts in Warsaw. The usable space of this 11-storey building exceeds 13,000 sqm., with the majority of space (over 11,000 sqm.) being occupied by various offices. Tenants of the complex include such companies as Generali and AC Nielsen (98% leased).

Galeria Katowicka is a shopping centre offering an area of 51,000 sqm. and situated in the very centre of Katowice. The facility offers over 200 commercial and restaurant premises, and a cinema. The centre is directly connected to the railway station and the underground urban transit bus terminal.
The investment was opened in 2013. APSYS Polska is responsible for the centre’s management, everyday operation and matters related to leasing retail space, whereas Savills Investment Management is Galeria Katowicka’s asset manager.

In Poland, Savills Investment Management currently manages logistics assets offering more than 1 million sqm., i.a.:
• The Amazon Gliwice logistics centre is a BTS (build-to-suit) investment completed in 2019. The sole tenant of the warehouse, which offers over 200,000 sqm., is Amazon, the global e-commerce leader.
• H&M Bolesławiec is a distribution centre with an area of 75,000 sqm. leased solely by H&M clothing company. This build-to-suit (BTS) investment was completed in 2018.
• Leroy Merlin distribution centre located in Piątek near Łódź is the largest single storey build-to-suit logistics facility developed in Poland. Leroy Merlin has consolidated its Polish logistics operations into the unit. The asset with total area of 123,000 sqm. is located c. 40 km north of Łódź
• Łódź City VI logistics park in central Poland (144,880 sqm.) – in strategic partnership with Kajima Properties Europe.

In recent months Savills IM Polish portfolio was expanded with new logistics assets totalling nearly 630,000 sqm. and EUR 430 mln in transaction value, i.a:
• 123,000 sqm logistics unit leased to Leroy Merlin in Piątek from Invesco Real Estate, on behalf of Korean institutional investors managed by Vestas Investment Management
• 5 logistics parks in strategic locations totalling 280,000 sqm. from Panattoni.
• 144,880 sqm Łódź City VI logistics park – in strategic partnership with Kajima PE.
Future plans
The company plans to continue the growth of AUM in Poland and CEE predominantly in asset classes such as logistics, PRS and office to solidify its’ position as one of the leading Investment Managers in the market.
Acquisition activity across the CEE real estate markets between October 2019 and September 2020
• Logistics center near Wrocław. Facility with a total area of 46,000 sqm. was purchased by Savills IM on behalf of Savills IM European Logistics Fund 3 (ELF 3) from Panattoni Europe.
• 123,000 sqm logistics unit leased to Leroy Merlin in Piątek from Invesco Real Estate, on behalf of Korean institutional investors managed by Vestas Investment Management
• The portfolio of 5 logistics parks in strategic locations totalling 280,000 sqm. The properties have been purchased by Savills IM on behalf of an Asian investor’s from Panattoni Europe.
• The acquisition of Panattoni Europe’s interest in the 144,880 sqm Łódź City VI logistics park - in strategic partnership with Kajima Properties Europe.
• 38,000 sqm logistics unit leased to Whirlpool and Compin in Łódź. The property was purchased from Invesco Real Estate, on behalf of the Savills IM European Logistics Fund 2 (ELF 2).
