Generation Park X, Warsaw, Poland

Generation Park is one of the largest Skanska projects in CEE region (10 markets within the region). The complex will consist of 3 buildings, named X, Y, Z referring to successive generations that live and work together in Wola district. The X building is completed, the Z building is at advanced level of construction, the Z building. The investment will offer a total of 84,000 sqm modern office space, certified at the LEED Platinum level. The main assumption of the project is to create a new place for meetings, adapted to the needs of different generations, arranged in a sustainable way. Thanks to green solutions, the use of energy in building X is lower at least 25% and water consumption at least 60% compared to local standards. Generation Park X has skyoffice - glazed interior with two storeys high, placed on the top floors which can be arrange freely. On the roof of the building there is a beehive. Generation Park X also received the "Object without barriers" certificate.

HANSAINVEST Real Assets GmbH stands for many years of experience and sustainable investments in the real estate and infrastructure sector. A total of around 80 employees are responsible for assets of some EUR 4.4 billion. Internationally-oriented real estate experts manage office, retail, hotel, logistics and residential properties in 19 different countries in the real estate segment. In addition to portfolio management, the company also covers acquisitions and disposals, asset management and project development. The latest product, HANSA US Residential, is an open-ended special AIF that focuses on US residential real estate. The company manages an international portfolio of infrastructure investments with a volume of some EUR 700 million, and provides other services including the acquisition of assets and ongoing portfolio management. An excellent location, high profile international tenant, combined with a modern, uncompromising design make Generation Park X one of the most prestigious newly- constructed office assets in Warsaw. The building is situated in Warsaw’s Central Business District, which is gaining popularity and prestige amongst tenants and investors. The property has been acquired by HANSAINVEST Hanseatische Investment-GmbH – one of the largest investment companies in Germany – for one of their specialist funds. It was investor’s second sales transaction in Poland and the second one with Skanska (within twelve months), after the Atrium 2 deal in December 2016. This demonstrates the maturity and liquidity of Warsaw’s investment market and the attractiveness of the city for international investors. The investor has chosen the building also because of it being a prime asset, developed with esteemed Skanska quality.
