Despite a turbulent business environment and the headwinds that the real estate market has faced over the past few years, our activity has not been put on hold. While the recent period of elevated interest rates and political unrest have posed challenges for real estate financing, our expertise and long-term perspective allowed us to maintain strong market activity and continue supporting clients through changing economic cycles. BNP Paribas Bank Polska remained a strong and reliable participant in the real estate sector, successfully closing 47 transactions with a total financing volume exceeding 1.4 billion EUR. Our flexible and tailor-made approach enabled us to address the needs of both domestic and international investors. In 2025, we reaffirmed our position as a leader in sustainable finance, being recognized by SIF Poland with the award for “The Best Sustainable Financing”. CEE is one of Helaba's core markets for Real Estate Finance. We have been operating in the region since 2004 when we financed the construction of a major shopping center in Krakow and have since remained active during all market situations. Helaba provides investment and development financing in the three CEE core markets Poland, Czech Republic and Slovakia with a dedicated, experienced and most important reliable team and is active in all four major sectors office, retail, logistics and PRS.

We are one of the most active financiers in CEE region. Within last 12 months, we completed variety of property financing transactions totalling EUR 1.5bn (ING share EUR 737m), including acquisition facilities, secured and unsecured facilities, x-border portfolio financings and PRS financing with privatization structure. We are able to lead the underwriting of big and complex transactions thanks to our leading syndication platform (f.e. unsecured term loan of EUR 500m for CTP with liquidity from Japanese insitutions). We differentiate our offers by incentivising green buildings in line with our global sustainability strategy and structuring green loans, sustainability improvement loans, sustainability linked loans. Apart from lending, our tailored financial products span from equity and debt capital market services, rating advisory, payments and cash management, escrow solutions and M&A advisory, subscription line facilities, depository, and financial market solutions.

Year 2020 and 2021 brought significant challenges caused by COVID-19 pandemic, we entered year 2022 with war on Ukraine and since following year we are facing significant increase utilities costs - we have reacted very quickly to those market disruptions continuously supporting Customers in all possible ways to help them during difficult period, which is highly appreciated by our Customers. Even in this challenging years we are still open for new business and provide new financing for various types of properties. This may be also confirmed by achievements in those years including financing (bilaterally or as an agent) several projects on the Polish real estate market.
