Over the last several years, Griffin Real Estate has been the most active and innovative investor in the CEE region, with a strategic focus on the Polish market, introducing to the market several new concepts and formats. In 2015, Griffin, with its partners Pimco and Oaktree, took over the biggest Polish developer Echo Investment which was the largest real estate transaction in CEE and the largest transaction in Europe recorded that year. Griffin also led another record deal: establishing EPP with the participation of Echo Investment and new investor, Redefine Properties. Acting as the deal manager and co-investor Griffin executed the take-over of so-called M1 portfolio which was at the third largest transaction on the property market globally. In 2018, Griffin, together with Pimco, acquired 70% of Polcom. In 2018, Griffin has established, together with Redefine, a leading logistic platform in Poland.

Griffin Real Estate carefully monitors the market and looks for prospective niches and opportunities in the real estate market. The company, together with its foreign partners from all around the world, constantly creates new, opportunistic platforms using various revelatory strategies. Griffin Real Estate strategy is to create or acquire platform companies that are the leaders of their markets and by developing adequate strategies and strong management teams to build their value through organic growth.
Acquisition activity across the CEE real estate markets between October 2019 and September 2020
In Q4 2019-Q3 2020 period Griffin Real Estate, the leading Polish private equity investment manager, was responsible for three acquisitions on platforms with total GAV EUR 1.42 billion:
1. Acquisition of 56% stake in Echo Investment by WING - Griffin Real Estate became co-investor and co-manager.
2. Acquisition of 46.5% stake in ELI by Madison International Realty – Griffin Real Estate set up ELI platform, and now is managing and expanding it together with Redefine. By attracting the new investor by Griffin Real Estate, ELI is set to become a leading Polish logistic platform.
3. Acquisition of 98.04% stake in Murapol by Ares Management and Griffin Real Estate – Griffin Real Estate as a partner, together with Ares Management, managing the Murapol Group.
