Nicklas Lindberg is responsible for the strategy and development of Echo Investment. For 15 years he had been with Skanska where he worked as the President for Skanska Commercial Development Europe (CDE), Skanska’s business unit that develops properties in CEE, and the head of Skanska Property Poland, a unit within Skanska Commercial Development Europe. In the 2008- 2015 period he worked for Skanska Russia, as both CFO and CEO. Appointed CEO of Echo Investment on 18 April 2016.

• As a pure developer, Echo Investment holds no standing assets.
• Once office or retail buildings are completed and fully leased, Echo Investment sells them when they constitute an optimal investment product in order to invest the money generated in subsequent projects. Now, it is properties under construction that constitute the main part of the company’s assets.
• The project that was completed earlier this year and still belongs to the company’s portfolio is Moje Miejsce I in Warsaw – the largest office scheme opened in Q2 2019 in Poland. It is the first phase of destination project Moje Miejsce, whereas second office phase and residential part are to be delivered in 2020.

• Gatehouse Offices (part of Warsaw Brewery project) with a total area of 15,000 sqm. It was put into use in December 2018 and then sold to a fund managed by GLL Real Estate Partners for EUR 76.5 M.
• Moje Miejsce I – was completed in Q2 2019 and encompasses almost 18,000 sqm of modern commercial space.

Projects under construction
• Warsaw Brewery, Warsaw – Villa Offices and Malthouse Offices that will offer 45,600 sqm of modern office space. The whole Warsaw Brewery project encompasses five buildings with ca. 100,000 sqm of residential, office and services space.
• Face 2 Face I & II, Katowice – 2 phases of the office complex in total offering 46,800 sqm. The first building is to be completed in Q4 2019. Its design was developed by Grupa 5 Architekci.
• Moje Miejsce II, Warsaw (16,400 sqm) – second office building of the mixed-use project including five small residential parts offering 244 apartments, 2 office buildings with a total area of 34,000 sqm, commercial premises and numerous amenities.
• West 4 Business Hub I, Wrocław – 15,600 sqm – it is a part of a 4 stage project and it is planned for use in the third quarter of 2020.
• React I, Łódź – the first construction phase of the React office complex with an area of almost 15,000 sqm started this spring. The entire office complex will be approx. 50,000 sqm.

Projects in the pipeline
• The company possesses over 252 700 sqm of office space in the preparation phases in Gdańsk, Wrocław, Kraków, Łódz and Katowice. Echo Investment is also currently in advanced in discussion about a Master Plan concerning Towarowa 22 with the City authorities.
• In its project pipeline, Echo Investment has two multifunctional, ‘destination’ projects – Fuzja & mentioned Towarowa 22:
- Fuzja, Łódź: the project that is to bring back 7.7 ha to the city. It will encompass 90,000 sqm of residential, office and service space in total. Fuzja has an excellent location in a very central part of the city with walking distance to Piotrkowska St.
- Towarowa 22, Warsaw: Towarowa will create a new neighbourhood in Warsaw that combines the urban intensity of street walls and city blocks with the open air and recreation of an elevated park landscape.

Echo Investment is focused on developing multifunctional, destination projects, new parts of cities attracting people to live in, work and spend their free time. This part of the business today amounts to ca.42% of the total sqm of projects under construction and projects in the pipeline. The ongoing ‘destination’ projects are Warsaw Brewery and Fuzja in Łódź. In Warsaw we are getting close to the end of construction works, so we devote a lot of attention to the central parts – the squares, a brewery inside the project, restaurants in the historical cellars and the greenery. Construction works at Fuzja are proceeding according to schedule. The first residential buildings received a big interest from clients as they really like destination project consisting of both new and historical buildings. These projects are possible only by putting together all the competences within the company and experience to create urban destinations wherthe inhabitants of the cities can live, work and live.
