The building is leased in 70%.
Sepia Office - a revitalized red-brick factory building renovated in a way that preserves the character of industrial Łódź. A significant number of the original features have been retained, including raw red brick walls, cast-iron balustrades and columns as well as the exposed ceilings with wooden structures. The common areas of the building have been decorated with photo wallpaper featuring original photographs depicting life in the former Ramisch factory at the turn of the 19th and 20th centuries. Currently Sepia Office is almost fully leased (95%).

Fern Office - a five-storey building which will be incorporated into the OFF Piotrkowska Center compelx. It will feature a public rooftop with a late-night music club, restaurant, relaxation area with sun loungers, a summer cinema and a viewing terrace. Mixing the office, retail and service, gastronomic and cultural-entertainment functions will provide a unique experience for both tenants and their clients.
Multi-level car park - It will have 222 parking spaces for guests and tenants, including 5 for the disabled and 25 spaces for families with children, as well as 10 electric vehicle charging stations. The vegetation that will extensively cover the façade along Sienkiewicza St. and OFF Piotrkowska Center's market square, as well as the public green roof with sports and recreation facilities, will serve as an expression of the highest concern for the quality of the urban space in this elegant part of Łódź’s city centre.

All projects are parts of larger revitalisation of former Franciszek Ramisch cotton factory, now known as OFF Piotrkowska Center. The aim was to preserve its authentic, raw spirit, one of the hallmarks that stand behind the success of the place. An innovative, non-invasive washing technique of original, red-brick facades, which allowed to save their time-worn presence, is now a model treatment used in other revitalisation projects in Łódź. Teal Office boasts a graphite brick rear facade and a stylish glass front, maintaining the ambience of surrounding architecture. OPG also took account of the environmental and technological constraints, as well as the seasonality of surrounding businesses. Not only did OFF never pause due to the ongoing works, it also managed to scoop prestigious titles. In the „Pearls of Lodz” contest, the citizens gave recognition to OFF Piotrkowska Center (Audience Pearl – 1st place), Sepia (Industrial Pearl – 1st place), and Teal (Contemporary Pearl – 2nd place).
