Bartosz Prytuła – Managing Partner Poland

Bartosz Prytuła joined WSRE in 2005 as Investment Manager, being responsible for sourcing, evaluating and executing third party debt financing, as well as equity procurement. Over the years Bartek assumed increasing levels of responsibility and became a Managing Partner. Prior to joining WSRE, Bartek spent 4 years at Morgan Keegan, where he worked in the investment banking division. He graduated magna cum laude from Washington College (MA) with a B.A. in Economics and Business Administration.

The key clients in the portfolio of White Star Real Estate are investors from Western Europe (Tristan, Generali, Allianz, CAIN) and Asia (Hana, Elite Capital Partners) who have recently joined to the portfolio.

White Star Real Estate provides different services int the field of real estate which include both development and property management. White Star Real Estate provides asset and property management services to 23 clients spread across 81 properties. In Poland it is for example Elektrownia Powiśle (54,000 sqm multi-used space), The Park Warsaw (130,000 sqm office space), Tristar (over 161,000 sqm warehouse space) or Galeria Słoneczna (43,000 sqm retail space).

Our portfolio consists of 3 retail projects:
1. Elektrownia Powiśle (54,000 sqm) a mixed-use project that stands out from other retail properties. It is a place offering designers’ boutiques, pop up and concept stores, availability of global brands that were never located in Poland so far and hand-crafted native brands. Customers can find here culinary concepts serving cuisine from around the world and a Beauty Hall.
2. Galeria Słoneczna (43,000 sqm) shopping center located in the Radom center that offers over 160 shops and service points. WSRE implemented here an innovative Tenant Care program, which not only facilitates proactive communication with tenants, but has also yielded detailed metrics and analysis through a bespoke software package. Galeria is also part of Centrum Słoneczne in Radom.
3. Galeria Sandomierz (4,400 GLA) convenience shopping center located 2 km from the center of the Sandomierz. Galeria offers over 30 shops and service points and over 140 parking spaces.

White Star Real Estate portfolio consists of 4 office projects: 1. Elektrownia Powiśle - offering 22,000 sqm of office space that is occupied by many brands representing various industries, e.g. Guess, Dentons, ING Tech Poland, Douglas Polska, Paprocki & Brzozowski. 2. The Park Warsaw - a self-sufficient, campus-style project with 7 Class-A office buildings with a total lease area of 130,000 sqm. 3. Małachowski Square - offering over 13,000 sqm of luxury office space 4. X2 – boutique office building with a total lease area of 6,500 sqm.

White Star Real Estate portfolio consists of 9 warehouse projects: 1. Tristar portfolio - including warehouse and logistics parks in 5 locations in Poland: near Poznań, Wrocław, Katowice, Gdańsk and Grodzisk Mazowiecki, the total leasable area is almost 162 000 sq. m. 2. Diamond Business Park logistics centres located in Gliwice, Stryków and Ursus with the total leasable area of 211,200 sqm. 3. Mszczonów Logistic Park - logistics park located 46 km from Warsaw and 15 km away from the A4 motorway (Mszczonów junction) with 6 A-class buildings and total leasable area is 237 000 sq. m. Project is currently leased by 6 tenants.

White Star Real Estate provides asset and property management services to 23 clients spread across 81 properties. The client base includes five investment/JV partners, while the remaining sixteen are third-party clients representing a well-diversified base of investors in Central European real estate. White Star Real Estate primary measure of the portfolio is the square meters of properties under management, which totals over 1.8 million sqm. We estimate that these properties represent assets with a value over 2.5bn. The projects developed with JV partners provide a strong base to the asset and property management business. Given our focus on quality and maximizing asset values for our clients, our third-party business is focused on adding properties with select clients that value these services.
