New Warehouse of the Year, Poland

The award is open to any significant warehouse/distribution centre opened in Poland between October 2017 and September 2018 except for projects nominated in 2017. The jury will consider its reputation, occupancy rates, financial results, the intensity of local competition, the quality of the design and specification, BREEAM/LEED certification and the development history. Both built-to-suit projects, as well as multi-tenant projects, are eligible.

7R Park Beskid

7R Park Beskid is a project located in Czechowice - Dziedzice on the national road no. 1. The location of the warehouse in the vicinity of the Bielsko - Biała Komorowice junction ensures quick access to the ring road of Bielsko - Biała (express roads S1 and S52) and thus to any part of the city. The proximity of the city of Bielsko – Biała ensures access to qualified employees. 7R Park Beskid is situated nearby the Czech and Slovak border, which ensures perfect conditions for distribution of goods on the Central European market. 7R Park Beskid is a project comprising of two A class buildings of total area 29 000 sq.m. The main distinguishing features of this high-quality warehouses are : energy efficient LED lighting, advanced fire protection in accordance with the NFPA standards and gas heating.

ILD Oschmann BTS

ILD succeeded in successfully developing one of the biggest industrial buildings, which were constructed in Poland in 2018. This real estate project, which was developed by ILD in Sulęcin (Lubuskie Voivodeship), was the result of a perfect collaboration with several parties : Kostrzyńsko Słubicka Special Economic Zone, the local Authorities of Sulęcin and ILD’s client and the future tenant of the facility “Living Furniture Europe”, a subsidiary of the German company Oschmann Comfortbetten GmbH. ILD’s professional approach and experience allowed her to coordinate the entire process of Living Furniture Europe’s SEZ application, the land purchase from Sulęcin’s Industrial Zone and the design and construction of a state-of-the-art, 40.500 m² production and warehousing facility. ILD has relied on Pekao SA for the financing of the project.

Panattoni Amazon BTS

Panattoni's 5th logistics centre for Amazon is adapted to the high-bay storage system and dedicated to the distribution of shoes and clothes in Western Europe. The facility has been developed in the brownfield area, BREEAM Certificate – Very Good achieved. In order to improve the accessibility of the investment, PE rebuilt the road crossing the CTL Haldex railway siding. The new viaduct allows for collision-free movement around the entire area. Next to the fulfillment center PE has developed, for the purposes of an Amazon service, a state-of-the-art, fully-automated clothes printing facility whereby customers worldwide can create unique graphic designs for sweatshirts or t-shirts and have them printed on demand. A 11,000 sqm facility includes a two-storey office zone & 350 sqm employee canteen which can accommodate up to 80 people. With a view to environmental protection, the building has been fitted with a special installation to reduce the pollution related to the printing process.

Panattoni BSH BTS

PE logistics centre for BSH is built in the BTS formula, the warehouse takes up 77,000 sqm, with 1,700 sqm allocated to social and office space – and a section of the facade was given an original appearance reminiscent of the strong industrial roots of the city. The project has two railway sidings with three stop tracks – two outside and one inside the building. For the purposes of the latter, PE built a railway station inside the building, with a 590-metre platform running the entire length of the building. The new BSH Logistics Centre is the heart of the company’s distribution system in Poland, serving both the domestic and international supply chains. Right next to it, PE is delivering the manufacturing plant in the BTO formula for the client, featuring close to 58,500 sqm with a production hall of 47,400 sqm, and 9,500 sqm of office and staff space. The facility will include a dishwasher testing and development centre.

Panattoni Europe BTS for ONTEX

The new PE construction for Ontex, a Belgian maker of personal hygiene products has been delivered within the Łódź Special Economic Zone (ŁSSE). The factory has been divided into functional zones – the industrial zone with an approx. 7,500sqm production hall, two warehouses intended for storing components (with more than 5,500 sqm) and finished products (more than 9,000 sqm), staff and office facilities, which takes up in excess of 2,000 sqm, as well as technical rooms. The production facility for Ontex is the first factory in Poland for this producer. To date, the company has been delivering to Poland from the Czech Republic. Ontex’s new factory will help the company to fulfil their growth ambitions, create new jobs in the region and ensure satisfaction for their continually growing client and customer base in Central and Eastern Europe. Initially, the company will employ 170 people and invest approx. EUR 40 million. The factory is fully adapted to the client’s technological processes

SEGRO Production and warehouse facility for Corning Optical Communications

A modern production and warehouse facility build by SEGRO sets new standards for production buildings with social and office parts. In just over 8 months 39200 sqm has been delivered, in accordance with the highest standards of warehouse construction. The biggest innovation are the 3-level offices with a glazed façade using the glass with anti-reflective coating. The concept of comfort offices was based on internal analysis of Corning employees behavior. Selected finishing materials in the office part create best work comfort and friendly acoustics. Unique shape of the façade provides well-lit by natural light workplaces. The production hall is fully air-conditioned and well insulated docks provide thermal comfort in both areas. A network of compressed air busways and IT installations allow to arrange the production freely. Moreover, energy-efficient LED lighting was used throughout the entire plant. The facilities will undergo BREEAM certification, forecasted VERY GOOD rating.

Warehouse for JYSK

The cooperation between P3 and JYSK has begun in 2017, when company rented 10,504 sqm in park P3 Piotrków. It soon turned out that the location of the park perfectly fits into the company's distribution network. To meet the customer's expectations, in record time, less than half a year, P3 has realized for JYSK a dedicated warehouse with an area of 37,000 sqm. Thereby, during one year, area occupied by tenant in the park has increased five times. Both buildings function as buffer warehouses. The products are stored in them before they reach the main distribution warehouse of the company in Radomsko. The new warehouse for JYSK has a height of 10 m, is equipped with PIR panels and energy-saving LED lighting. However, it is not the end of successful cooperation between companies. With the planned expansion of the P3 Piotrków Park in coming months, JYSK will once again expand the space occupied in Piotrków.
