New Warehouse of the Year, CEE

The award is open to any significant warehouse/distribution centre opened in CEE between October 2020 and June 2022. The jury will consider its reputation, occupancy rates, financial results, the intensity of local competition, the quality of the design and specification, BREEAM/LEED certification and the development history. Both built-to-suit projects, as well as multi-tenant projects, are eligible.


BTS for RTV Euro AGD

When designing BTS at Prologis Park Janki, we had three goals in mind: employee comfort, efficiency of customer operations and environmental benefits. The facility is distinguished by high energy efficiency and low emission, while maintaining the highest standard of workmanship. Has been subjected to BREEAM accreditation and received the Very Good rating. This is mainly due to solutions such as: a photovoltaic installation, hybrid lanterns powered by solar and wind energy, a CO2 absorbing cube or the use of electricity coming exclusively from renewable energy sources. As part of PARKlife ™, a biopark with an area of ​​8,000 m2 was built. It is an open-air well-being zone, available to everyone using the distribution center. A smart metering system has been implemented in Prologis Park Janki, which enables remote reading and monitoring of utility meters in buildings, as well as systems for remote maintenance of buildings and automatic reading of license plates.

GLP Park Lędziny

The park design standard promotes more efficient storage space, enhanced layouts to facilitate logistics operations, and substantial cost savings from lower utility consumption with a strong focus towards ESG: sustainability, carbon reduction, wellbeing, and biodiversity. Situated in top industrial area, GLP Park Lędziny means superb conditions for warehousing, distribution and production, including e.g. thermal insulation docks for one of key clients. The centre has a dedicated access to the S1 expressway. It has a clear height of 12 M and increased floor loading capacity. Tenants benefit from features such as solar-ready rooftops, smart metering systems, grey water installation, and electric vehicle charging stations. Chillout zones for employees and facilities for drivers (toilets, showers) were created onsite. Thanks to 330 trees, wildflower meadows and bird houses, the scheme is closer to nature. Testament to its credentials, it has received a BREAAM “Very Good” certification.

LPP Distribution Centre in Brześć Kujawski

The investment stands out in the industrial and warehouse facilities market. Special attention was paid to aesthetics, functionality and sustainability. The walkways with surrounding greenery are directed towards the main entrance of the social and office building, which is accentuated by a unique entrance portal. This building is covered with a perforated facade, which has been "tailor-made" with 250,000 triangular openings referring to the structure of the fabric. Spacious interiors suit all of the users’ needs, with large windows providing plenty of daylight, both in the offices and in the warehouse. Many ecological solutions have been applied, such as photovoltaic panels, heat recovery units, water recovery installations and motion sensors controlling the electrical installations. In the site, bus platforms with a bay and places for buses, cycling infrastructure and places for electric cars have been designed. BREEAM certification is ongoing.

MLP Poznań West

MLP Poznań West is the fastest growing logistics centre of MLP Group. The logistics centre is being developed in line with the principles of sustainable construction, all the buildings will be BREEAM certified as ‘Excellent’. Its rooftop array of PV panels will have a total capacity of 482 kWp and produce approximately 500 MWh of electricity annually. In addition, infrastructure for cyclists, EV charging points and insect hotels are being built on the park’s premises. The developer will provide glazing in the office space to increase daylighting and ensure better working conditions for staff. The ongoing management of the building and the monitoring of its systems are supported by the Asset Information Model, a technology that improves operational processes through integration with Building Management Systems. It is particularly important in buildings intended for continuous production or operations, for example in temperature-controlled warehouses or manufacturing facilities.

Mountpark Sered - Building E

• Responding to the growing demand for modern logistics space in Western Slovakia, Mountpark is developing 155,142 sqm at Mountpark Sered. Located close to the R1 and D1 highways, the park offers easy access to Slovakia’s commercial centres and rapid connections to the Czech Republic, Hungary, Austria and the Balkans. • Mountpark began work on Building E, which provides 25,763 sqm, as an inventory development. Shortly after completion, it let 18,542 sqm to Samsung and a 7,018 sqm to Gate. Both companies are expanding their logistics operations across Central Europe, creating new jobs for local people. • Building E has been designed to a high quality specification with a 12 metre clear height, 70KN/M2 floor loading, 6.5% natural light in dock area and a 50 metre secure service yard. • The building has achieved BREEAM ‘very good’ certification and has plenty of amenities for employees, including: green relaxation zones, e-car charging, bike storage and an attractive working environment.

Mountpark Wroclaw - Building DC1&2

•Recognising the demand for national and regional distribution facilities in lower Silesia, Mountpark is developing Mountpark Wroclaw to offer a total of 140,000 sqm of high quality logistics space on the A4 highway, close to Wroclaw city centre and with easy access to Krakow, Katowice and the German border. •In April 2021, Mountpark started construction on DC1&2, which provides a total of 67,850 sqm. By September 2021, 52,500 sqm had been let to GEODIS, which is expanding its operations in the Wroclaw area, creating new jobs for local people. •Designed and constructed to achieve BREEAM ‘very good’ certification, the building has been finished to a high quality specification, including: 12 metre clear height, 70KN/M2 floor loading, fire load above 4,000 MJ/M2, 6.5% natural light in dock area and a secure service yard up to 57 metres. •The facilities will also provide a comfortable working environment set in attractive surroundings and offering plenty of amenities for staff wellbeing.

Panattoni BTO for Align Technology

A global investment for Align Technology in the EMEA region - the plant where the Invisalign system will be produced - was built in Poland, in Wrocław. The new investment will expand the possibilities of mass personalization of Align solutions for the entire EMEA region, including wide-ranging 3D printing technologies, enabling the production of over 700,000 unique overlays daily around the world. The new production facility is another investment after the Invisalign treatment planning facilities in Wrocław, Madrid and Cologne, currently serving more than 62,700 certified Invisalign doctors throughout the EMEA region.The investment plan provides for the creation of over 2,500 new jobs in the next few years.

Panattoni for TK Maxx

Panattoni completeed a 61,135 sqm distribution centre in Sulechów in western Poland for TJX Europe – the owner of the TK Maxx clothing and household goods chain. This is the American brand’s sixth and largest centre in mainland Europe, supplying 200 stores in four countries. The distribution centre, which will supply products to TK Maxx stores in Poland, Germany, Austria and the Netherlands.

Urbanity Campus Tachov - GAMA Building

URBANITY Campus Tachov is located within walking distance to the city center and offers its Clients complete amenities including apart from industrial buildings medical care, customised relax zones or 24/7 security and our own property management. GAMA building was customised to the Client needs and it is the newest built property within the Campus. The concept of further development of the Campus includes kindergarten, grocery, ATM, training rooms or for example accommodation including managerial flats and kindergarden. Urbanity Campus Tachov is currently going through the BREEAM Communites certification and would became the first certified project in the world where major part of the area is consisted of the industrial buildings. We believe that our concept that includes also smart energy solutions brings added value to our Clients and gives them competitive advantage within the region.

Żabka BTS Małopole

The technologically-advanced 60,000 sqm facility, which is to be completed later this year, will be trigeneration and solar powered and equipped with autonomous fulfilment technology. The project is situated off the S8 expressway in Radzymin, on Warsaw’s north-eastern outskirts. It is 100 pct leased to Poland’s largest convenience store operator Żabka and will service more than 3,500 of its app. 8,200 shops.
