New Office of the Year, Poland

Any office project opened in Poland between October 2017 and September 2018 excluding modernizations and developments is eligible except for projects nominated in 2017. The jury will consider the reputation of the project, the occupancy figures, its financial results, the level of local competition, the quality of the design and specification, BREEAM/LEED certification and also its development history.

Nominees

.KTW I

In many aspects, .KTW office complex represents everything that is best in Katowice and in the wider metropolitan area with a population of 2 million. Meeting all the requirements that need to be met by office buildings of the highest A+ class, it is one of the most interesting destinations outside Warsaw. Location next to the legendary venue known as ’Spodek’ and transportation hub Rondo, will enhance a unique offer of .KTW in the scope of commercial space thanks to both the quality of the project and its surroundings of the Culture Zone – new seat of the Polish National Radio Symphony Orchestra (NOSPR), the International Congress Centre (MCK) and the new seat of the Silesian Museum (MS).

Bobrowiecka 8

The building is located in the dynamically developing Lower Mokotów district at Bobrowiecka street between Sobieskiego and Czerniakowska street – one of the main communication arteries in Warsaw. The attractive location of the investment enables easy access to all other parts of the city by both public and private transport and also by bike routes. The City Center can be easily reached by car in 12 minutes. The located nearby Siekierkowski Bridge guarantees convenient communication to the right-bank districts of Warsaw. The project is developed according to the principles of sustainable development and BREEAM certification.

CEDET

CEDET is a unique project of restoration and expansion of a historic building – a modernistic pearl of Polish post-war architecture. The CEDET building that combines retail functions and highest class of office space consist of two parts: a carefully revitalized department store and a completely new building located at intersection of Bracka and Krucza streets. Unique architecture and a prestigious location make the CEDET building the most desirable centre for business and social life in Warsaw. The most important streets cross here, together with tram and bus lines, as well as railways and underground, with a 20 minutes easy access to the Warsaw Chopin Airport. It is also the area of exclusive hotels, shops and restaurants. A close proximity to Nowy Świat – the most expensive retail street of Warsaw – as well as smaller Chmielna and Foksal Streets creates a unique atmosphere of the place.

Centrum Marszałkowska

Centrum Marszałkowska is a modern office and commercial complex located at the intersection of two metro lines, connected to the Świętokrzyska metro station. The building offers a total of 16 500 sq m. surface, of which the ground floor and underground floor have been designed for trade and services. Centrum Marszałkowska was designed in accordance with the philosophy of a “city building” located in the very center of Warsaw, to which access takes place mainly through an extensive public transport network. Therefore, the facility offers a sufficient number of 106 parking spaces in the underground car park, as well as parking for 36 bikes, complemented by the infrastructure for cyclists - changing rooms and showers. Centrum Marszałkowska offers tenants modern office spaces in the BREEAM "excellent" standard and green terraces. Particularly noteworthy is the fact that Centrum Marszałkowska is the first building in Poland integrated with the metro station.

Centrum Praskie Koneser

Centrum Praskie Koneser is the mixed-use development in Praga District, chosen as one of the 10 Europe’s coolest neighbourhoods (The Independent, 2018). It offers 25,500 sqm of A-class office space – 98% leased before bringing the property into use. Following a revitalisation process, Koneser – the former Warsaw Vodka Distillery – became a bustling urban quarter, shaped in line with placemaking trends. Office employees can take part in exhibitions and cultural events, visit the world’s first Polish Vodka Museum and benefit from Zdrofit fitness club, Damian Medical Center, numerous restaurants, cafés and shopping units. Koneser also provides exceptional amenities for business: 8,500 sqm of event space (2 event centers and the open Koneser Square); Moxy hotel (Marriott International) - to be opened soon. The unique public transport network (metro, tram, bus lines and train connections with 2 airports) and streamlined traffic solutions make travelling to Koneser fast and easy.

Diamentum Office

Diamentum Office introduces high profile architectural design to the former industrial western area of Wrocław. The remarkable facade with the crystal-inspired 3-dimensional twin-face gives the new identity to the surrounding area. The high-standard architectural design has been combined with business efficiency thanks to water and energy efficiency and use of eco-friendly materials confirmend by BREEAM certificate on Very Good level. The building is cycle friendly with bike parking places, showers and changing rooms for cyclists. Diamentum Office offers the total GLA of 9291 mkw. GLA, on 8 levels.

Generation Park X

Generation Park is one of the largest Skanska projects in CEE region. The complex will consist of 3 buildings, named X, Y, Z referring to successive generations that live and work together in Wola district. The X building is completed, the Z building is at advanced level of construction, the Z building – the tower will be built soon. The investment will offer a total of 84,000 sqm modern office space, certified at the LEED Platinum level. The main assumption of the project is to create a new place for meetings, adapted to the needs of different generations, arranged in a sustainable way. Thanks to green solutions, the use of energy in building X is lower at least 25% and water consumption at least 60% compared to local standards. Generation Park X has skyoffice - glazed interior with two storeys high, placed on the top floors which can be arrange freely. On the roof of the building there is a beehive. Generation Park X also received the "Object without barriers" certificate.

Green2Day

Green2Day is an office building which is an upgrade to the older brother - Green Day building. The elegant, classical and timeless architecture was designed to correspond with the surroundings and at the same time add its own unique energy. The office building has creative spaces, workplaces and a green patio. The exterior of the building and the accompanying public space create a recognizable sign of the agglomeration designed for all citizens of Wrocław. Pre-entry areas, green passage, service points around, make the object a friendly and functional place. The building received the "Lider Dostępności” award, sponsored by Polish President.

High5ive (1st phase: building 1 and 2)

High5ive is a project that combines different energies generated by Krakow: diversity, creation, happiness and innovation. I phase of building implementation is a unique place located in the center of the city. The objects’ architecture fits into the urban tissue and refers to the closest surroundings - the Cracow University of Technology. The is a space between the buildings with special rest areas, water supply and the green patio which enjoys the eye of the users whatever time of the year. Right next to the office building on the wall of Galeria Krakowska, on the initiative of Skanska, was created a mural inspired by the works of S. Lem. For cyclists, the complex has an original concept called Bike5ive, taken from Scandinavian models, with an extensive infrastructure for lovers of two wheels: a bicycle center with a multi-storey car park, repair points, charging stations for electric bikes, and changing rooms with showers for cyclists.

Nowogrodzka Square

1. Urban planning and architecture: Nowogrodzka Square is the embodiment of a harmonious union between both an exclusive office complex and public space. Its 100 m long urban walkway, built in a historically war-torn part of Warsaw, connects Aleje Jerozolimskie and the Nowogrodzka Street. The project, created by HRA Architects, drew inspiration from neighboring modernist tenement buildings. Nowogrodzka Square’s structure, which perfectly blends in with its surroundings and seamlessly intertwines with a nearby verdant public square/boardwalk, is the perfect project to fill a previously empty urban plot. 2. Transport: Yareal's flagship investment is located in Warsaw’s city center, providing easy access to all means of public transport. Bus and tram lines, the Warsaw Commuter Railway, long-distance railway services (Warszawa Centralna railway station) and both subway lines are all located within walking distance of, or just a short ride away from, the building.

Przystanek mBank

Przystanek mBank, a building in The New Center of Łódź, increases employee mobility and promotes cooperation. The entire interior design was based on consultations with employees and applications from the pilot program. The New Center of Łódź is a place where you can realize exceptional investments in the surroundings of the historic city center, Piotrkowska Street and a revitalized complex of a historic power plant. You can admire the panorama of Łódź from Przystanek mBank terraces with a total area of over 1,000 sq m. There are also over 80 sq m of walls covered with living moss and lichens in the building. Bike lovers have at their disposal the largest car park in Łódź for 140 bicycles. The citizens of Łódź were also involved in the move to Przystanek mBank. A website www.przystanekmbank.com was created with an interactive film and quiz. Thanks to this, Internet users could become the heroes of the journey to the new headquarters. Actors were the employees themselves.

Słomińskiego ART Office

Słomińskiego Art Office stands out with its unparalleled attention to aesthetics, functionality and, at the same time, an intimate character. The building has 4 floors with an office function and an underground car park. The office building is located in an attractive area - on the edge of the intense development of Downtown and green district Żoliborz, directly between the bustling streets, and the railway line and transport hub. The object existing in this place for over 60 years has been expanded and adapted to the requirements of the modern user. The boundaries between the old and the new building are marked gently, through the variable rhythms of the vertical panels. The project was developed by the JP Architects studio, while the interior design concept was prepared by the More Design & Architecture office. The front facade is completely black, covered with reflective glass and lanterns inspired by the "art deco style".

Spark C

Spark C is the first one building of Spark complex. Spark C will receive the WELL C&S, CI and LEED Platinum certificates. Office building puts human and his needs in the spotlight and due to innovative solutions enhances user experience. Thanks to green solutions Spark C guarantees reduction of energy consumption at the minimum level 25% and water at 40% compared to local standards. Specifically filtered air, noise pollution reduction from the outside, access to greenery and beehives on the terrace – it’s all about Spark C. Spark C is the first office building integrated with mobile application and web admin platform in CEE region. Application allows employees’ social connections within building complex. On the outside wall of the office there is a mural painted by T. Brzozowski. Spark C, designed in cooperation with the "Na miejscu" and "Project for Public Spaces" foundations is easy accessible for people with disabilities and have solutions like: Braille and induction loops.

The Nest

Despite using overhangs to widen the structure of the building, the shape of the plot – 9.90 m maximum width, 3 m wide at the intersection, 35 m long – determined the design approach. The form of the building is characterized by an overhang just 2.55 m from the level of the pavement. The resulting structure naturally divides the building into two parts. A monolithic, matt, dark, stone core of the staircase spans the building from the ground floor and reaches high above the rooftop. This particular element is closed and opaque in character, and provides a striking contrast with the second, compositionally different part of the building - a glazed overhang, divided into three segments at the 2nd and 3rd floor level, respectively. It forms a light, translucent element that on the one hand exposes the building’s interior and on the other reflects the surrounding. The design concept brings out the best both in the neighbouring buildings and original local urban layout.

West Link

West Link offers over 14,000 sqm office area and 200 sqm service area and is fully leased by Nokia and Hilti. A bilingual preschool with a nursery group and a canteen will also be arranged in the office building. In May this year, the investment entered into the portfolio of Globalworth Poland. The building, marked with the sculpture of Oskar Zięta, will become a landmark of this part of Wrocław. Our office buildings not only provide workspace, but they may be also considered as elements of a well-planned urban area.
