New Office of the Year, Poland

Any office project opened in Poland between October 2015 and September 2016 excluding modernizations and developments is eligible except for projects nominated in 2015. The jury will consider the reputation of the project, the occupancy figures, its financial results, the level of local competition, the quality of the design and specification, BREEAM/LEED certification and also its development history.

Aleja Pokoju 5

A modern A- class office building located in the centre of Krakow and develped by the Buma Group, a market- leader on the Krakow office market. The characteristic shape of the building , consisting of cuboids, ideally fits into its surroundings and enhances the local development landscape. The building is designed and engineered with sustainability in mind. The design soluttions of the very structure, the facades and the internal services are based on energy- efficient, passive technologies and benefit from intelligent monitoring andcontrol systems. The glass fascades,creating a bright interior, and the open- plan nature of the space ensure and easy and functional design of the office within. The design was drawn up by the UCEES architectural firm and Buro Happold, an international engineering company.

ATRIUM 2

Atrium 2 is a project, which links the past with the future. Its modernist character is underlined by a “Warsaw corsets” motif, which was popular during the interwar period, being incorporated into the office building’s façade. This ability to skillfully weave tradition with modern innovations is one of the project’s biggest advantages. In the neighborhood of Atrium 2 Skanska prepared for all tenants a colorful mural entitled “Sustainable city” which measure 800 sqm. For its design, Skanska engaged the largest European firm that specializes in hand-painted advertisements and murals – Good Looking Studio. The project’s author is Dawid Ryski, a graphic designer and poster artist. Skanska also implemented in Atrium 2 the services of SwopCar – one of the first solutions in Poland that allows all the building’s tenants to car share. The electric car can be both reserved and accessed via a smartphone application.

Bonarka for Business ( B4B) Building F

With the development of the B4B office complex, an industrial area closed for the public was re-cultivated and given back to the city, creating a new city center. Public and local governmental needs, like safe public road, bicycle and pedestrian paths system or municipal district heating system were fully considered. Building F, the 6th stage of the development, was built on the base of the special needs of the tenants. Good quality finishing materials, functional interior design and flexible space arrangements characterize the office building. The eight-storey class A building has 10 000 sqm of gross leasable area, has reached 50 % occupancy level before the launch event in September. After Building F, building G is scheduled for first quarter 2017. Ultimately Bonarka for Business will offer 10 office buildings with a total leasable area of 95 000 sqm with a value of EUR 200 million.

Eurocentrum Office Complex Delta Building

Eurocentrum is one of the largest environmentally-friendly office buildings in Poland, pre-certified ‘GOLD’ for Core and Shell by LEED. It’s truly a building of the future – focused not only on elegant appearance, and comfort of the tenants, but also on respecting the environment and remaining sustainable. Stylish, modern architecture and interior design meets newest eco-friendly technologies, creating a space that’s a pleasure to work in.

Gdański Business Center II

Gdanski Business Centre has been developed on a previously neglected site of a former bus depot nearby the Dworzec Gdanski metro station, at the intersection of Andersa and Inflancka streets. Buildings C and D were put into use in H1 2016. Due to its skillful mix of high quality office space, a wider range of amenities and easy access to public transport, as well as its state-of-the-art architecture, the complex became an important and sustainable element of the contemporary landscape of Muranów district in Warsaw. The entire scheme (incuding buildings A and B sold by HB Reavis in September 2016) is now one of the largest and most accessible office investments in Warsaw.

Nowy Świat 2.0

Nowy Świat 2.0 is a very demanding investment in terms of architecture and construction. The office building which construction was nearly as difficult to undertake as the construction of the second metro line, has been developed on a plot of land 20 meters width in the very center of the city, surrounded by buildings protected by the Warsaw Conservation Officer. The main objective of the investor and the architect – which was perfectly achieved, had been to create a building that one side will be perfectly fitted into the existing urban fabric, and on the other hand, will enrich the Royal Route with a modern eye-catching building mass. In addition to the unique architectural qualities, the investor of the project guaranteed tenants high-quality space with numerous modern technological and ecological solutions.

Prime Corporate Center

Prime Corporate Center is the new headquarters of Raiffeisen Polbank, which occupies 100% of its space including retail areas on the ground floor housing the bank’s branch. The office tower offers close to 20,900 sqm. of lettable space located across 23 floors. Solomon Cordwell Buenz (SCB) from Chicago cooperating locally with Epstein were responsible for the architectural design of PRIME Corporate Center. The investment was delivered in line with „very good” BREEAM ecological certificate standards. Apart from an elegant, glass facade, the building also stands out due to its highest quality of interior design, including the reception lobby and common areas. Investment has been completed within just two years since the beginning of construction.

Proximo

Proximo I, launched this year in Warsaw by Hines, is the 13-storey office building with almost 28,400 sq m of leasable class A area, located in the Warsaw district of Wola, on the outskirts of the Central Business District, in the immediate vicinity of the metro station “Rondo Daszyńskiego”. The nearest metro entrance is located 20 meters from the main entrance to the building. Proximo delivers a full range of facilities, including 435 parking spaces on three levels of an underground car park, secure bicycle parking stalls, showers and changing rooms for the convenience of cyclists, a restaurant, a café, a beauty salon, as well as an inner courtyard with street furniture that add to the friendly yet practical feel of the complex. Already at the project development stage Proximo obtained a BREEAM certificate with a VERY GOOD rating. Proximo was designed in cooperation of the architects - the Polish branch of Rolfe Judd of London and a world-renowned design studio Pininfarina from Italy.

Q22

Q22 is a 21st century office building that applies the newest technologies as well as cultural trends enabling free interior planning. It also hosts various service facilities, including 5-story parking lot (also for cyclists), restaurants, fitness club and conference rooms. The value of the investment was PLN 500 million. Its construction used 9,500 tons of steel (the amount enough to build 190 cargo cars), 34,000 tons of concrete (twice as much as the construction of Warsaw’s Świętokrzyski Bridge had used) and 1,700 kilometers of electric cables.

Quattro Five

Office block Five is the fifth edifice forming a supplement to the modern Quattro business Park. The characteristic form of the building was designed by the renowned Kuryłowicz and Associates architectural firm on the base of a triangle with harmoniously rounded corners. This original form make Five a recognisable, showcase building in a main thoroughfare of Krakow. At the same time, its layout makes it possible to split every storey, while the tenants can effectively arrange the leased space according to their own needs: either into a more traditional floor plan of rooms or into open space. fiVe has undergone certification according to the british Breeam system.

Regent Office

A new way of thinking about office space that emphasizes ecology and functionality. With its great location and innovative, lightweight style of the building, Regent Office is likely to be a landmark on the map of Krakow. Free of any clichéd solutions, the venue will become part of its surroundings and will be flexible in meeting the users’ needs, while at the same time retaining its timeless character. The green roof terrace of this building is a visual extension of the Kleparski Park as well as an unique relaxation area for staff members among Regent variety grapewines. The A-class five-floor office venue is located at ul. Prądnicka 20A. Ultimately, the office building will be extended by utilizing the adjacent plot.

The Park Warsaw - Building 3

The Park Warsaw is a self-contained campus-style office project, consisting of 10 Class-A office buildings with total lease area of 110,000 sqm. The complex is characterized by unique landscaping and value-added on-site amenities which include retail services, restaurants, coffee shops, sport and leisure facilities, a kindergarten, dry cleaners, bank branches, and a conference and training center. As a result of the many unique attributes of the Project numerous renowned companies such as IBM, British American Tobacco, Akzo Nobel, Goodyear, Johnson Controls, Cenega have chosen The Park Warsaw for their headquarters. The tenants have appreciated outstanding architecture and the high quality specification and efficient floor plates of over 2,500 sqm providing them with great expansion options. The Park Warsaw also creates a friendly work environment through organizing events promoting healthy lifestyle: sport activities (running club, rowing league), breakfast market and jazz concerts.

Tryton Business House

The design, which was created by the Gdynia-based architectural studio Arch-Deco, also includes 72 covered parking spaces for bicycles. Cyclists are able to use showers, changing and drying rooms. Tryton Business House is a building of varied height – its section facing Jana z Kolna Street will have 6 floors and its central part will have 11 floors. Both parts share a one-storey hall – a connector including a service and office area, which also offers a public passageway towards the Gdańsk-Główny railway station.

University Business Park

The University Business Park office complex is a modern and pro-ecological A-class office hub located in the very heart of Łódź in Poland. The project was completed in April 2016, marking the delivery of the first investment of GTC in Łódź. Apart from an excellent location, UBP business complex grants its tenants the total leasable area of more than 39 000 sq m and remarkable building floor layout densities that fit perfectly to requirements of companies of BPO/SSC sector. This solution provides University Business Park tenants with the growth opportunity within one office park. The modern office complex features a restaurant, café, fitness and other tenants-friendly amenities. It also provides 4 convenient car entries, parking space for taxis and guests, and a separate delivery zone.

Warsaw Spire

Warsaw Spire has been the most spectacular project in recent years – the highest and the largest office complex in Poland. Ghelamco completed the project in line with the schedule and commercialized 90% of the space right after the opening. The key to the project’s success was its location, perfect timing, innovative solutions, and special added value not yet offered by any other commercial development. On its own plot of land the investor built a perfectly designed public space – Plac Europejski, open for everyone. There has not been such an investment in Poland before – a modern commercial building with a public square with fountains, restaurants and art spots. It has brought a new quality for the real estate market. Ghelamco’s project has radically changed the shape of Rondo Daszyńskiego. Warsaw Spire spurred the development of projects in this part of the city. Today Wola district is an element of CBD, where other major players of the real estate market also started to invest.

West Station I

West Station is a joint venture development of HB Reavis and PKP S.A. that offers highest quality office space, creating public space at the same time. It is yet another HB Reavis development in Warsaw with convenient public transport access.
