New Office Building of the Year, Poland

Any office project opened in Poland between October 2019 and September 2020 excluding modernizations and developments is eligible. The jury will consider the reputation of the project, the occupancy figures, its financial results, the level of local competition, the quality of the design and specification, BREEAM/LEED certification and also its development history.

Nominees

Centrum Południe I phase (2 buildings)

Centrum Południe is Skanska largest investment in Wroclaw with a target area of 85,000 sqm throughout five buildings. Project is the first investment in the capital of Lower Silesia utilizing green concrete. Along with the first phase, approx. 1380 sqm of anti-smog pavement will be laid, helping neutralize pollution emitted by cars. Centrum Południe is also the first office building in Wroclaw to receive the prestigious WELL certificate. Solutions used in the office building will reduce water consumption by more than a half, and energy consumption – by a third. Having designed the buildings in accordance with the highest standards and based on the guidelines of environmental certificates, Centrum Południe provides tested, always clean air, as well as thermal and acoustic comfort confirmed by measurements. Before launching phase one, Skanska had conducted public consultations which were taken into account when the building’s surroundings were designed.

Chmielna 89

Chmielna 89, an office building with a characteristic undercut shape resembling a crystal, is located in the business center of Warsaw at Chmielna Street. In close proximity to one of the main communication axes of the city – Jerozolimskie Avenue. The 14-storey office building with a high standard of performance and finishing is over 25 thousand sq m high-class work space. Building users will benefit from the services available on the ground floor and numerous green terraces, gently “descending” in a cascade arrangement towards Chmielna Street.

DL Piano

DL PIANO Katowice Roździeńskiego is a project carried out in the form of a mixed use campus, combining the office and service functions, the aim of which is to provide not only comfortable workplaces within the highest quality of space, but also to create spaces that respond to the needs of everyday life of office space employees and their families The main assumption of this project is therefore to enable employers to develop employee structures in a perfectly communicated building, which is no longer just a place to work but also to live, which is not insignificant in the very demanding labour market today. Thanks to the extensive accompanying infrastructure, which especially consists of an interchange centre ensuring direct communication of the property with the PKP/PKS station and space for the future expansion of the campus, the Landlord ensures unrestricted expansion of Tenants within one location and an exceptionally large number of parking spaces.

Face2Face Business Campus I

Face2Face Business Campus is a place designed in a sustainable approach and gathering from many years of our experience. The developer in cooperation with architects from Grupa 5 Architekci paid special attention to an accountable approach to work ergonomics, ecological technological solutions, reasonable water and energy management, waste management monitoring. Electric car charging stations and parking spaces for bicycles will be founded in the complex. Employees who get to work by bicycle can use cabinets and showers. Common spaces – a large green patio, relaxation areas will be planted with favorable greenery, allowing birds and insects to settle there. At the design stage, the building obtained the EXCELLENT BREEAM certificate.

High5ive II phase (buildings A&B)

High5ive office buildings have become a permanent element of the business landscape of Krakow. Great location and communication with all parts of the city are considered a big advantage. In addition, the project provides many amenities, incl. operating system Connected by Skanska.There is also a Scandinavian lobby, as well as services such as a concierge. We also took care of the surroundings and we have rich infrastructure for cyclists, for whom there are more places than for cars and a small basketball court. Moreover, 1,900 sqm of anti-smog pavement made of green concrete will be built in the second stage of the investment. It reduces compounds that are harmful to humans from car exhaust fumes. Advanced air purifying filters have been installed inside the buildings. The author of the architectural design is NS Moon Studio. The buildings are applying for the LEED Platinum certificate and has the certificate of availability "Building without Barriers".

LIXA

The entire project consists of four stages and will ultimately offer 75,000 sq. m. of modern class A office space. Building A and B are erected at the junction of Kasprzaka and Karolkowa Streets as part of the investment’s first stage. The heart of this complex is a spacious green courtyard with green squares, numerous places ideal for relaxing and a canteen with a garden. The LIXA project has an university campus-style design. Moreover, unlike other office investments in the area, LIXA offers not only access to green courtyards, but also a human scale and diverse architecture. The complex will be constructed according to the rigorous requirements of the international BREEAM system for sustainable building. The investment’s architectural plan was drafted by the prestigious HRA architectural studio and includes numerous eco-friendly solutions to ensure an “Excellent” BREEAM rating.

Malthouse Offices (part of Warsaw Brewery)

The Malthouse Offices is the largest commercial building of Warsaw Brewery, a multi-functional city-forming investment by Echo Investment, which will provide residents, office workers, guests and tourists with nearly 100,000 sqm of engaging, urban space. The architecture of the Malthouse Offices is a unique combination of various functions and the arrangement of public space. The glazed façade with champagne colored cladding elements and slightly rotated vertical façade elements will give the building depth, additional variability, light and shade. Surrounded by green common spaces, the Malthouse Offices perfectly fit into the design philosophy of the creators of the investment, i.e. creating a place where people can work, spend time together and meet the needs of everyday life.

Mennica Legacy Tower

Mennica Legacy Tower stands for exceptional architecture, state-of-the-art technology, functionality, and top-quality finishing materials. It is a complex that sets a completely new benchmark for top-class office buildings across Europe. Mennica Legacy Tower is carried out by Golub GetHouse and Mennica Polska SA in Warsaw’s Wola district. The complex of 65,630 m2 consists of the 140-metre-high Tower and the 43-metre-high Western Building. The project was designed by the renowned Chicago-based architecture firm Goettsch Partners, which decided to work with the design consultants Epstein. Mennica Legacy Tower has much more to offer than office space. The aim that guided the investors from the very beginning when designing Mennica Legacy Tower was to integrate the complex into the urban space and accentuate its city-forming character. This is perfectly evidenced by the development of the urban passage in front of and between the buildings of the complex, including the planted trees.

MONOPOLIS

MONOPOLIS is a unique mixed-use project located in the centre of Łódź, the third biggest city in Poland. The project combines modern offices, services and culture with a wide range of food and beverage facilities. Its most important element is the revitalization of the historic plant buildings of Monopol Wódczany (the Vodka Monopoly Plant) from 1902. It is based on renovation of historic buildings and changing them into a luxurious place to work and spend free time. The top-class offices are located in the main building of the former bottling plant as well as in two brand new buildings. In total MONOPOLIS creates a space for nearly 2,500 modern workplaces. The design was prepared by a recognized Polish architectural studio, Grupa 5 Architekci. The concept fits perfectly in the assumptions of the New Centre of Łódź – it is modern and multifunctional. Monopolis creates an exceptional space on the map of the Łódź city, designed for its inhabitants to spend business and free time.

The Warsaw HUB

The Warsaw HUB is a multifunctional complex built in the city center of Warsaw, at Rondo Daszyńskiego in Wola district. It consists of three skyscrapers: the 86-metre hotel building and two 130-metre office towers, joined by a common foundation. The Warsaw HUB is Ghelamco’s most innovative project, which goes far beyond the traditional concept of an office complex and combines all functions necessary for the modern business to operate. On 113,000 sq. m it offers state-of-the-art office and coworking space, a conference centre, hotels, a convenience centre with shops and restaurants, and a fitness club. Tenants of the building have for their use a dedicated mobile application, which enables, among others, contactless movement, office management, navigation, and many other functionalities. The Warsaw Hub implemented latest solutions in order to protect tenants – UV lights in elevators, special air conditioning systems and the so-called pandemic mode in the application.

Varso Place (Varso 1 and Varso 2)

Varso Place is a development that revived the most central brownfield area of Warsaw, which was razed during World War II and never fully revitalised. It has been developed by HB Reavis based on best practices, focused on creating healthy, productive and sustainable workspace. Designed by HRA Architects the two mid-rise limestone and glass cladded Varso Place buildings have been fully leased prior to their completion. Located at the doorstep of the Warsaw’s main transport interchange, Varso Place boasts excellent access to trams, buses, metro and commuter rail. The scheme provides office employees and visitors with only a short walking distance to all major destinations in the city centre. Varso Place provides not only modern workplace but also a well-designed and easily accessible public space. It is a unique place dedicated to business, residents and tourists – where people will work, go about their everyday business and unwind in comfort.

Villa Offices (part of Warsaw Brewery)

The Villa Offices - the highest commercial building in Warsaw Brewery - has been completed. WeWork will soon open its headquarters there. The office building is another finished part of Echo Investment's city-forming project, that will combine residential, office,retail and entertainment purposes. The building is distinguished by its fully glazed facade, which reflects the surrounding buildings like in a mirror. What is more, the whole area is covered with a large-scale, arranging "grating" made of dark aluminium facade profiles. The refraction of the solid, the entrance arcades and the windows will be highlighted by a beer malt-coloured cladding. This type of copper alloy on facades is very rarely used in Poland. The Villa Offices, together with the finished building of Gatehouse Offices and the first city square open and invite to the heart of the whole project - the historic Cellars of the former Storage Cellar and the Brewery Market.
