Warsaw Spire has been the most spectacular project in recent years – the highest and the largest office complex in Poland. Ghelamco completed the project in line with the schedule and commercialized 90% of the space right after the opening. The key to the project’s success was its location, perfect timing, innovative solutions, and special added value not yet offered by any other commercial development. On its own plot of land the investor built a perfectly designed public space – Plac Europejski, open for everyone. There has not been such an investment in Poland before – a modern commercial building with a public square with fountains, restaurants and art spots. It has brought a new quality for the real estate market. Ghelamco’s project has radically changed the shape of Rondo Daszyńskiego. Warsaw Spire spurred the development of projects in this part of the city. Today Wola district is an element of CBD, where other major players of the real estate market also started to invest.

In August 2013 Warsaw Spire received record bank financing in the history of the Polish real estate market – nearly PLN 904,000,000 with loans from four major Polish banks: Bank Polska Kasa Opieki S.A., Bank Zachodni WBK S.A., Powszechna Kasa Oszczędności Bank Polski S.A. and BRE Bank S.A.
Functionality
Warsaw Spire is an office building with service functions: catering (café, restaurants), sports and leisure areas (Calypso gym), amenities for both tenants and residents. It also provides a high quality public space (Plac Europejski) filled with street furniture, water installations and greenery.
The technical systems and innovations to improve office working conditions/comfort
Warsaw Spire is made of highly selective glass, which thanks to magnetron sputtered coatings provides high thermal insulation and prevents the interior from heating up. The project is equipped with VRF – the fastest and the most silent air conditioning system.
Technical innovations
Warsaw Spire is equipped with an innovative energy-saving double-deck elevators system, Samsung VRF system optimizing energy consumption, advanced automatic management system BMS, highly modern and efficient HVAC and energy-saving illumination systems, as well as water-saving solutions.
