Source of project financing
In July of 2012 Capital Park has obtained a loan of 324 million Euro from the Polish bank Pekao SA. Additional needed funding came from Capital Park itself. In September of this year, Capital Park has gained a 124 million Euro loan from Bank of China for refinancing Eurocentrum. This record transaction is the debut of the Chinese bank on the Polish real estate market, and its largest transaction in Poland to date.
Functionality
The architecture of Eurocentrum organizes and defines the space around the Jerozolimskie Avenue, creating a concentrated, urban frontage. With its clear division between floors, spacious atriums, and precisely define access points, Eurocentrum stands out among other surrounding office buildings, and is easily identifiable.
Large glazed spaces, and meticulous fitting of stone, steel and aluminum, both on the outside of the building and in the interiors, gives a feeling of effortless elegance, underscoring the prestigious nature of this office complex.
The openwork facade, constructed from glass and aluminum, creates the feeling of a multidimensional, modern space. The green atriums, resembling hanging gardens, peaking from inside, are drawing the eye of passersby.
The building offers its tenants many comforts, such as ease of movement between floors and offices, access to numerable shops, service points, and common spaces decorated with natural plants. The project has been designed by – PRC Architects, who is greatly experienced in creating such buildings.
The technical systems and innovations to improve office working conditions/comfort
Eurocentrum is focused on the comfort of its tenants and their employees, trying to anticipate their needs, and provide them with the most comfortable work experience possible. The asset managers keep in touch with the tenants by asking them to take part in an annual questionnaire, designed to measure their satisfaction.
Capital Park Group has developed an innovative approach to asset management with the Biuro Plus (Office Plus) initiative. People working in Eurocentrum have access to a carpooling app, and can run their daily errands in the building, taking advantage of a grocery store, laundry, ATM, pharmacy, hairdresser, drugstore and many others facilities. For fulfilling more complicated needs, the services of a concierge can be obtained.
Tenants can have a say in how the space develops by voting on projects in the participatory budget. This year the tenants chose two automated external defibrillators, and a book swapping point. Capital Park also organizes periodical events that promote physical activity and health, like the aforementioned “Bike to Eurocentrum” initiative. There are also other events, designed to bring the tenants and their employees together and allow them to socialize and get to know each other, such as Christmas parties for employees children, blood drives, and celebrations of the anniversary of the building’s completion.
Technical innovations
The technological and special solutions used in Eurocentrum place it among the best office building of the A+ class in Warsaw.
Several measures were taken in order to assure that Eurocentrum was a modern, eco-friendly building:
• There is 85% reuse of the existing 3-storey parking structure.
• 100% of rainwater is being captured for toilet flushing, and there is 59% saving of potable water.
• Energy consumption savings reach 25%, and up to 40% for tenants’ area.
• Fresh air supply per person is above standard: 50 m3 per hour/10 sqm.
• 1 500 sqm of green atria fulfil an important function in the air replacement system of the complex, creating a natural, friendly microclimate.
• 30% of materials used in building are regional.
• The heat island effect is reduced thanks to a white roof membrane (Solar Reflectance Index SRI = 102).
• The use of energy-efficient lighting based on LED technology allows for consumption of approximately a tenth of the energy used by a standard bulb while providing the same illumination.
• The CO2 emissions are reduced.
• Considerable glazing allows for great daylight access, which lowers the cost of electricity.
• “Intelligent” lighting system with motion detectors and detectors reacts to the variable solar illumination.
