Hi Piotrkowska is conceived as a showpiece for Łódź, adding new, city-forming functions to the city center in one place. The key feature of the entire project is how its three buildings combine one another to complement the architecture of the iconic tram station in front of the tower and historic buildings lined by Piotrkowska Street. That's why 'Hi' became a landmark and the symbolic gate to the city center. The ‘Hi concept’ was consulted with the city’s monument conservator and thanks to the architect’s vision – saved surrounding local greenery, created the new, public plaza, and functions in the revitalized city space. The most recognizable building of the complex is a 20-story office tower, which has already received the status of the tallest office building in Łódź with 19th-floor famous for summer sunset events in the city. Its city center address, right next to the Centrum Piotrkowska transport hub and just 30 minutes from the ring road – is a tempting proposition for tenants.

Hi Piotrkowska is located in the very heart of the city, next to Piotrowska St and next to the city’s central roads: Kościuszki, Mickiewicza and Piłsudskiego Avenues. It takes 30' to drive onto the S8 and S14 expressways and A1 and A2 highways.

Number and types of building
Hi Piotrkowska is a mixed-use complex, consisting of two buildings offering 21,000 sq m of Class A+ office space and 5,000 sq m for retail and service units. The third facility is the Hampton by Hilton hotel with 8,000 sq m.
Functionality
This multifunctional facility consists of offices, the Hampton by Hilton hotel, retail, service points, flexible co-working space, a fitness club, a drugstore, a pharmacy, café, a bank, 19th level dedicated for events, and city plaza square created by the building of the complex and local greenery.
Innovations
Virtual reception module which allows to automate the process of notifying guests of the building from the lobby level. The second tool is My Building Application with module dedicated to reporting tasks and faults, and improving communication between building guests and tenants.

Hi Piotrkowska is class A+ office building with BREEAM certification at the ‘Excellent’ level. The building is fully equipped with systems designed to improve the working environment and allow tenants to reduce their operating costs: the flexible and well-designed floor plan, the 80% access to natural light, the highly efficient elevators, the ventilation and air-conditioning systems with in-built heat recovery, and distribution system laid under raised floors.
