Imagine is a state-of-the-art Class A office complex located at the junction of Al. Piłsudskiego and Al. Śmigłego-Rydza in Łódź (Special Economic Zone) and developed by Avestus Real Estate. The investment, which received the BREEAM Interim Design Stage certificate at the Excellent level, is consisting of three buildings. Two of them (six-storey facilities) offer a total of 17,200 sq m of commercial space: 14,800 sq m of office space and 2,400 sq m of retail and service space. The third is an overground parking garage offering 356 parking spaces and 49 double bicycle racks. In the public passage between the two buildings of the complex there is a sculpture designed by a student of the Strzemiński Academy of Art Łódź. The sculpture project was selected in a competition organized jointly by Avestus Real Estate and the Academy of Art Łódź. The first tenants have moved into Imagine office buildings in September 2019 – after only sixteen months from the start of construction works.

Imagine received the BREEAM Interim Design Stage certificate at the Excellent level with an result of 77%. BRE appreciated the location of Imagine and convenient access to public transport. The complex is also distinguished by the use of eco-friendly building material or care to minimize environmental pollution. Project also includes water-saving sanitary fittings that reduce the building’s need for tap water by more than 50%.

Functionality
6 storey 2 buildings with mid-size floor plates ranging from 1200-1700 sqm, allows tenants to choose their most effective allocation within the building. Further, the rectangular shape gives flexibility in space arrangement and further optimalization of area.
The technical systems and innovations to improve office working conditions/comfort
There is a 24-hour security, CCTV and building access control system and BMS. There is a dedicated retail area as well as space for and archive storage room. Moreover, Imagine offers many useful amenities for employees – bike racks, locker rooms, showers and parking for cars.
Technical innovations
Project includes water-saving sanitary fittings that reduce the building’s need for tap water by more than 50%. The system allows to quickly detect any possible leakage of water from the installation. There is also a plan specifying the required amount of water and frequency of watering for plants.
