Tomasz is one of the most recognizable leaders on the real estate market in Poland. As CEO of Savills in Poland he is responsible for the company’s development strategy. Under his leadership the company established its position as one of the leading real estate advisers in Poland. While acting as CEO, in 2018 Tomasz took up the role of Head of Investment and significantly expanded the department setting up a team dedicated exclusively to industrial investments.

In January 2020, Cromwell Property Group, acting as an asset manager of Prosta Office Center, has completed the disposal of the property located in Warsaw to KGAL investment fund. Savills advised the vendor in the transaction. It was one of the very first investment deals closed in 2020. Prosta Office Centre (20,000 sq m) is the headquarters of, among others, Gremi Media publishing house, the owner of Rzeczpospolita. The building was one of the first modern office properties located near Daszyńskiego Roundabout, long before this neighbourhood turned into the fastest-growing Warsaw business district.
In late 2019, Savills advised South Korean Investor via Warburg-HIH Invest Real Estate in the acquisition of Feniks office building in Warsaw (10,000 sq m).

Investment advisory services of almost 800,000 sq m of industrial space located in Poland, including:
- acquisition of 5 logistics parks developed by Panattoni and located in Poland totalling approx. 280,000 sq m on behalf of an Asian investor
- acquisition of a logistics unit leased to Leroy Merlin in Piątek from Invesco Real Estate on behalf of Korean institutional investors managed by Vestas Investment Management for EUR 71 million (the largest single storey BTS logistics facility developed in Poland: 123,000 sq m)
- acquisition of 145,000 sq m Łódź City VI logistics park in central Poland occupied by Smyk and Media Expert (strategic partnership between Kajima Properties Europe and Savills Investment Management)
- acquisition of Logistic City by Polish Logistics LLP, a new investment vehicle established by IO Asset Management and REINO Capital from a private investor
- acquisition of a prime logistics unit in Łódź occupied by Whirlpool and Compin from Invesco Real Estate

In 2020 Savills established its position as one of the leading advisers for alternative assets. In June, Savills was instructed by Eiffage Immobilier Polska to market 2,750 unit build-to-rent development pipeline in Poland, being responsible for seeking an investment partner for the development of a bespoke 453-unit build to rent opportunity in Warsaw within a secured development pipeline of over 2,300 units across Poland’s top five cities.

2020 has been a record year for our Industrial Investment team. Savills is proud to be industrial investment adviser of choice and one of the most active advisers on this market in Poland.
Since the beginning of the year till 30 September, Savills has been providing its services in investment transactions of almost 800,000 sq m of industrial space located in Poland.
Despite the pandemic, past 12 months were another year full of successes for Savills. The key to this was a consistent strategy that focuses on innovation and building strong competences around sectors, which turned to be the most resilient to Covid-19 challenges, including PRS and industrial properties. We were talking about “sheds and beds” already in 2019 as one of the first companies to use this headline in Poland.
Our team has also been very successful in tapping into global investors’ pool, having transacted in the last 18 months with funds from Malaysia, South Korea, Singapore, Qatar, Lebanon, UK, USA, Austria.
