Jeroen van der Toolen is the head of Ghelamco in CEE region and has been responsible for all company’s operations for last 13 years. During 2019, under leadership of Jeroen van der Toolen, Ghelamco sold Warsaw Spire tower, Wronia 31 and .big office buildings, and carried out one of the most significant leases on the Polish office market. The company expanded operations to regional real estate markets and continues developping flagship investments in the capital: The Warsaw HUB and Warsaw UNIT.

Ghelamco's business strategy is based on building, leasing and selling finished projects. Currently, the company is the owner of Wołoska 24 office building (22,500 sq. m) and Bellona office building (6,000 sq. m). The construction phase includes The Warsaw HUB (113,000 sq. m) and Warsaw UNIT (57,000 sq. m).

Main tenants of commercial space delivered by Ghelamco are representatives of international companies, startups, EU agencies and governmental institutions searching for top quality office area. The list of the biggest tenants gained in recent years includes: InterContinental Hotels Group (21,000 sq. m in The Warsaw HUB), mBank (24,000 sq. m in Przystanek mBank), Samsung Electronics (21,000 sq. m in Warsaw Spire), Frontex and Centre for EU Trasport Projects (21,000 sq. m in Warsaw Spire), State Street (9,000 sq. m in .big) and BNP Paribas Securities Services (8,000 sq. m in Wronia 31), Getin Noble Bank (18,500 sq. m in The Warsaw HUB), Warta (20,000 sq. m in Warsaw UNIT). The whole area leased is about 482,000 sq. m.

The land bank owned by Ghelamco will be used to build another 700,000 sq. m.

Ghelamco’s flagship project The Warsaw HUB will provide its tenants numerous sophisticated solutions, e.g. access to and navigation around the building using a smartphone, a car recognition system in the underground parking, and a charging station for electric cars. The Warsaw HUB will be equipped with the most modern HI-FOG fire protection system – a highly safe technology for protecting life and property in tall buildings. HI-FOG uses significantly smaller amounts of water compared to traditional sprinklers therefore it requires less space for water tanks and piping. This is translated into space and structural loads savings, but it also reduces water damage, cleanup time and operational downtime after system activation. As part of the project preparation, snow and wind tests were carried out, including analysis of solar reflections, icing and snow accumulation, and wind analysis using wind tunnel. The results were used in process of designing of the building and the closest area.

In the last 10 years net profit reached about EUR 500 million.

• 2010 – Trinity Park III as the first office building in Poland obtained BREEAM certificate • 2011 – commencement of the construction of the developer's flagship project – Warsaw Spire near the Daszyńskiego roundabout in Warsaw's Wola district, which initiated the dynamic development of this part of the city • 2016 – beginning of the construction of The Warsaw HUB – the most innovative project arising currently in the new business center of Warsaw, an example of high-class architecture and city forming functions • 2017 – Warsaw Spire awarded, as the first property in Poland, with the title of the best office investment in the world at the MIPIM Awards • 2018 – Wronia 31 received BREEAM certificate with the Outstanding rating for the Post Construction stage, thus becoming the only office building in Poland certified in the latest BREEAM International 2013 News Construction system with such a high rating
