Ecological and energy efficient solutions
The property was developed in accordance with the BREEAM certification guidelines. The construction of the building was designed as to reduce the weight of steel structures, high quality lighting and glazing type was applied, technical and air conditioning equipment was placed in areas that do not interfere with working comfort in retail and medical outlets. Functional and “green” solutions were introduced in order to reduce the maintenance costs and increase the features of a passive building in terms of insulation parameters, energy consumption, retention installation and water management. In collaboration with a local heat supplier, solutions were developed to ensure a continuous heat supply to the property, with the possibility of expanding the retail park without the need to rebuild the network. A Building Management System has been installed to allow quick response in the event of potential failures, and the full automation of ventilation and air-conditioning devices ensure a customer’s comfort while minimising heat and electricity consumption. The green space organisation was adapted to the existing soil structure and landscape. The main features include: collision-free structuring of greenery to blend seamlessly with the existing ecosystem, improving living conditions of the birds and small animals inhabiting the area, preparing conditions for own crops (apiary with nearly 10 beehives) or organisation of greenery to support the commercial nature of the centre, and at the same time, adequate durability. Among the trees one can find silver birch, alder, oak and beech. Numerous shrubs are varieties of boxwood, dogwood, spiraea, juniper or rose. The flower meadow, apart from grass, features clove varieties, cornflowers, clovers, plantain, gilding, hares, sage, carrots, sorrel and campanula.
