Krzysztof Marzyński, partner of Real Estate Practice

Krzysztof - head of our Real Estate Practice, led six transactions worth several dozens of euros each. He was also the founder of the first conference on student housing and PRS investments – which gathered over 130 professionals, including representatives from Echo Investment, Griffin, Trigranit, TK Development, Skanska, HSBC, Bouwfonds, Strabag RE, and PZU TFI, 6B47. Nowadays, he works with several investors, not yet present on the Polish market, who are actively searching for opportunities.

Crido Legal provides legal advisory services to multinational corporations, Polish companies and business. Our clients include, i.a., Klepierre, Carrefour, Hines, HB Reavis Group, Plaza Centers, Atrium European Real Estate Management, Auchan, CBRE Global Investors, Prime Holding and Management, Aon Hewit, Kimberly&Clark, Metropolitan Investment S.A., Westchester and a number of Polish businesses.

Crido’s Legal team advised or is currently advising: • Prime Holding and Management throughout the whole transaction concerning acquisition of the Toruń Plaza shopping center, and is now advising Prime in their next acquisition of an office park in Gdynia; • A well-known key retailer during a transaction concerning the disposal of one of its shopping centres in a regional city; • A Polish investment company during a transaction concerning acquisition of a shopping centre in a regional city; • A UK investment company during a transaction concerning acquisition of and office buildings in a regional city; • A Fortune 500 company in lease of an office space in a regional city in connection with relocation of one of its SSCs.

Crido’s Legal team advised on or is currently advising in development projects such as: • Comprehensive legal services for a public partner during a public-private partnership project carried out with respect to a senior housing building (for senior citizens). We are advising the client on the tender documentation, public-private partnership agreement, lease agreement and construction law issues; • Complete advisory during completion of the office investment in Cracow by Podium Investment, including preparation and negotiation of a construction works agreement; • Providing legal services to the best known and the biggest football club in Poland regarding development of a football academy for children and youth. As part of the services we provided full and complex legal support in respect to this project from the very beginning, including in particular acquisition of the real estate and all agreements related to the construction process, bid assessment procedure documentation, as well as obtaining the financing for the project.

Our key focus is commercial real estate, but our expertise also covers “alternative assets”, such as, farmland, timberland, student housing and the private rented sector. Our services cover the sale, purchase, due diligence, financing, development and management of real estate. We are capable of supporting clients with all types of legal advice required by real estate and construction clients, in particular with respect to retail, office, hotels, industrial and logistics or investment real estate, as well as legal advisory in respect to lease agreements and real estate management agreements. We have advised on several key real estate transactions concerning commercial properties, as well as provided legal advisory on approx. 35 lease agreements related to retail and office areas. Thanks to our close co-operation with our sister company Crido Taxand – we are able to cover tax and financial aspects as well (including complex multidisciplinary due diligence, tax planning and transfer pricing).
