Paul Kuśmierz

Paul Kusmierz has been a resident in Poland and active in the Polish and CEE real estate markets since 1996 when he founded the Master Management Group. Today MMG maintains in-house experts in property management, leasing, accounting and finance, information technology and offers investment and partnership opportunities. Mr. Kusmierz has been responsible for over 33 transactions totaling over 1.2 billion Euros.

The key projects that MMG worked on in a given period are 9 centers located in Ełk, Oświęcim, Poznań, Szczecin, Lubin, Kutno, Ciechanów, Józefosław, and Piekary Śląskie offering more than 100 000 sq. m of retail space in total. MMG portfolio includes also two plots in Kołobrzeg and Zawiercie, dedicated to the construction of retail and service buildings, which are currently under the leasing process.

Centers in Ełk, Kutno, Ciechanów, and Oświęcim are dominant retail centers. Their offer is mainly defined by famous fashion brands and complemented with various service points. Centers in Szczecin and Piekary Śląskie are retail parks located in the suburbs. They mark out with a wide offer of home and interior, fashion, and beauty as well as domestic electrical appliances and household articles. Formats in Lubin, Poznań, and Józefosław are small convenience shopping centers anchored by a food operator complemented by pharmacies, fashion boutiques, and service points.

One project:
Hi Piotrkowska is a mixed-use complex, which includes two buildings offering 21,000 sq m of Class A+ office space, as well as 5,000 sq m for retail and service units. The landmark building of the complex is a 20-story office tower, which has already received the status of the tallest office building in Łódź. Views onto the city from every workplace represents an attractive location for all kinds of businesses.

This multifunctional facility consists of offices, the Hampton by Hilton hotel, and retail and service space. The building offers tenants a number of amenities, such as attractive and flexible co-working space (New Work), a fitness club (Just GYM), a drugstore, a pharmacy, a bank (PKO BP), restaurants, and cafés. The location in the heart of Łódź, with its excellent transport links, is a factor of the utmost importance to tenants.

Hi Piotrkowska is primarily a class A+ office building. It has already achieved BREEAM certification at the ‘Very Good’ level.

MMG possesses the land bank for future warehouse development. There are three locations that are being in the early development and feasibility process.

In the last year, MMG signed key lease agreements in the flagship mixed-use project Hi Piotrkowska in Łódź and negotiated almost 50 new agreements and extensions in MMG Centers, the company’s portfolio totaling 100 000 sqm GLA. What may be defined as the great success of the company was to overcome effectively the first crisis after shopping centers’ lockdown in the first and second quarters of the year.
We believe that if common sense prevails, then due to the trust and relationships that have formed between us we will be able to achieve a common understanding and survive. The quality of our services is demonstrated by the long term relations with tenants we have built for 15 years. After the re-opening of the centers, we have quickly adapted all locations to new restrictions and revived footfall to 90% y-to-y. Our retail parks in Szczecin, Poznań, and Piekary Śląskie gained new anchors like SPAR, Action, and Intremarche, despite the difficult situations on the market.
