Prior to establishing the Balmain Asset Management group in 2003, James held various senior positions at Westfield over a ten-year career, culminating in establishing their European shopping centre business in London in 1998. James has been directly involved with 2.7 million sqm and EUR 10.5 billion of shopping centre assets over his thirty-four-year career in real estate. James leads the strategy and investments for the Balmain Group business.

Balmain Group has over 100 employees and 22 years of regional experience having successfully provided service to, and executed transactions with, dozens of Europe’s largest and most well-known investors. The company offers complete service: from development and transaction advisory, through retail space leasing, to property management and administration, as well as expansion – all with the goal of improving the customer experience and increasing the mall’s turnover to ultimately boost its value. In 2024, we expanded our portfolio by securing management of 100,000 m² across Galeria Pomorska (40,000 m²), Power Park Opole (22,000 m²), Carrefour Kraków (12,000 m²), and Galeria Chełm (17,500 m²). We supported the €22M sale of Galardia Mall, advised on Star Capital’s €285M acquisition of six centers, and obtained leasing instructions for Blue City (67,000 m²), QUORUM (34,000 m²), Rondo1 (103,000 m²), and CH Osowa (26,331 m²). Since December 2024, we have managed Silesia City Center (85,141 m²), providing lease administration, invoicing, debt recovery, and due diligence. In mid-June 2025, Balmain Group took over four industrial properties in southern and southeastern Poland (185,000 m² GLA), fully leased to a global North American manufacturer employing over 50,000 people with $16B in revenue. We also completed the re-commercialization of Panorama Poznań SC (26,126 m²), achieving 99% occupancy, a 15% increase in footfall, and double-digit growth in tenant sales.
