Office House is located in central Warsaw, in industrial district that is now changing into a new business hub. It is located within a short walk from the nearby metro station and tram stops. The building welcomes cyclists with dedicated entrance and bike infrastructure including parking and changing rooms. The ground floor retail area is filled with restaurants offering a culinary selection featuring diverse cuisines, as well as a fitness studio.
Office House is powered by renewable energy, including by photovoltaic panels. It has been certified with the highest BREEAM rating in Warsaw, with a record score of 97.9% making it the most sustainable office building in the city. It is covered in a three-layer silver-coated glass facade that preserves an optimal temperature, reducing energy consumption for cooling or heating. At the same time the building recovers waste heat which is then fed back into the city's heating network.

The technical systems and innovations to improve office working conditions/comfort
Building’s biophilic design includes two green conservatories, a rooftop terrace, and a pergola pavilion at the back connected to the lobby and mezzanine, creating spots for relaxation and informal meetings. High indoor air quality is ensured by no air recirculation. The advanced building management system monitors energy performance and keeps it efficient. The project uses materials recovered from a historic printing house. Reclaimed bricks were used for the stylish reception lobby and facade.
