Our core business is the management and development of retail and office properties in selected countries in Western and Eastern European. In the office sector, we concentrate on the capital cities of the core countries and the major office locations in Germany with our international myhive brand. The office portfolio is responsible for approx. 63% of the total portfolio value. Our activities in the retail sector are based on the STOP SHOP brand for retail parks and VIVO! for shopping centers which are designed, above all, for secondary and tertiary cities. The retail portfolio is responsible for roughly 34% of the total portfolio value. In addition to the professional management of these properties, we focus on value-creating growth through our own development projects and acquisitions – always with the goal of strengthening our standing investments and sustainable cash flow. In total we have 333 employees all over Europe adding to our success.

Dietmar Reindl has been the COO of IMMOFINANZ since 2014, with responsibility for property portfolio and marketing. In 2018/19 he played a big role in arranging the purchase of Warsaw Spire Tower- the biggest deal in Poland (2019). He also implemented the branding strategy (myhive for office, VIVO! and STOP SHOP for retail) which helped IMMOFINANZ become one of the leading European retail park operators, by reaching a total number of 90 properties under the umbrella brand STOP SHOP.

IMMOFINANZ has successfully purchased the Warsaw Spire Tower. The agreed property value for the office tower equals roughly EUR 386 million. The expected annual rental income based on invoiced rents totals approximately EUR 19.6 million. The Warsaw Spire Tower has approximately 71,600 sqm of rentable space in total.The Warsaw Spire Tower is the highest office tower in Warsaw and CEE and has 49 floors. The tower is situated in the rapidly growing City Center West district.
Future plans
Currently IMMOFINANZ strengthens its position as the leading European retail park operator, by reaching a total number of 90 properties under the umbrella brand of STOP SHOP around CEE. The company’s goal for the next two years is to keep on growing, to reach 100 locations in this field. In the office sector IMMOFINANZ plans to further optimize its portfolio as well as keep on focusing on further grow mainly on European capital cities and partially on big cities in Germany.

This year has shown, that IMMOFINANZ´ long term strategy to focus on CEE and on the office and retail business has proven to be right. The company’s deal with the Warsaw Spire is a record transaction on the Warsaw office market – and literally, it is the highest/biggest office building in CEE. The list of activities in 2019 emphasize even more the role of IMMOFINANZ on the market as one of the key players and most serious investors. The company keeps on investing and growing all over the core markets. IMMOFINANZ believes that one of the success factors is its clear branding strategy (myhive for office, VIVO! and STOP SHOP for retail) which distinguishes the company from the competition and plays a big part of the solid performance and the significant level of occupancy rate.
