Most Investor-Friendly City
The Krakow office market is second largest market in Poland. Over the past decade, Krakow's resources have increased four times, to 1.36 million sq m. of modern office space. As a well-known academic center and popular tourist destination, Kraków is today, next to Warsaw, the most attractive location for international investors and developers implementing commercial projects in Poland. The biggest driving force for the development of the office market in the agglomeration is the activity of companies from the modern business services sector, which in Krakow have about 60 % share in the rental volume. Consulting companies show that by the end of 2019 developers plan to complete in Kraków a total of over 110 000 sqm office space. In the first half of this year almost 100 000 sqm of offices appeared on the Krakow market, including such facilities as DOT Office F1, Fabryczna Office Park B1, V.Offices and Mogilska Office. Asking rents in Krakow have remained stable in most buildings. Rent rates for A-class office space ranged from EUR 13.5–14.5/m2/ month, however, a few buildings in the city centre were quoted at EUR 16/m2/month.
