Properties sold between July 2022 and June 2023
The Group has disposed of 4 buildings, which gave funds for next investments. In July 2022 GTC sold Cascade Office Building in Budapest. At the end of 2022, GTC closed the transaction on the sale of Matrix A and B in Zagreb. The transaction marked a return on cost exceeding 22% and was about 7% above the book value. In January 2023, GTC has sold the Forest Offices Debrecen in Hungary for EUR 49m.

In November 2022, the Group opened GTC X office building, which has introduced 17,700 sq m of first-class office space in Belgrade. In December 2022, GTC completed Sofia Tower 2, class A office building in Sofia offering 7,800 sq m. in 2023 GTC completed two buildings in Rose Hill Business Campus in Budapest, providing new tenants with c. 4,600 sq m of A-class office space.

Projects under construction
Construction of Matrix C in Zagreb (10,500 sq m), Centre Point 3 (36,000 sq m), G-Delta Andrassy (4,000 sq m) and Rose Hill Business Campus (11,000 sq m) in Budapest has commenced.

Underway is the refurbishment of 40,800 sq m of Center Point I and II. Rose Hill Business Campus is to be redeveloped in 2024, and a new office building Center Point III is expected to be commissioned in Q3 of 2025.

GTC manages a commercial real estate portfolio of 45 buildings providing ca.742k. sq m of lettable office and retail space across CEE (39 offices offering 538k sq m). The last 12 months have been busy for GTC: the new strategy has been introduced, new regional leaders have been added to the team, 4 office buildings have been sold and 4 office buildings completed. GTC has constantly been improving the quality of the office space in its portfolio. 8 buildings in Poland received “Building without Barriers” certificates and 13 assets in Croatia and Hungary access4you® certificates. In 2023 CenterPoint I&II, GTC X, Mall of Sofia, Sofia Tower I&II got LEED Gold certification and 7 buildings recertified with BREEAM. 90% of GTC’s assets are green certified. All properties in Poland, Romania, Hungary, and Croatia, as well as the Advance Business Center I&II office buildings in Bulgaria, use green energy.
