The award is open to any significant warehouse/distribution centre opened in CEE between August 2024 and August 2025.
The jury will consider its reputation, occupancy rates, financial results, the intensity of local competition, the quality of the design and specification, BREEAM/LEED/WELL/FITWEL certification and the development history. Both built-to-suit projects, as well as multi-tenant projects, are eligible.
City Point Okęcie is a highly innovative urban logistics facility located directly adjacent to Warsaw Chopin Airport. The 11,000 sqm build-to-suit project for Welcome Airport Services sets a new benchmark for sustainable warehouse design, combining advanced energy solutions, reduced environmental impact, and full ESG integration from the concept stage.
The building is fully heated and cooled using high-efficiency heat pumps and will be powered in part by a 450 kWp rooftop PV system. A rainwater harvesting system and low-flow fittings reduce potable water consumption by up to 65%. For the first time in Poland, Ruukki LowCarbon façade panels with a reduced carbon footprint were applied, significantly lowering embodied emissions.
Targeting BREEAM Outstanding, LEED Gold, WELL HSR, and full EU Taxonomy alignment, the project features a range of future-proof solutions like white roof, light façades, native drought-tolerant landscaping, EV charging stations, and recreational areas.
City Point Targówek – Hall C2 is part of the largest urban brownfield logistics redevelopment in Central and Eastern Europe, transforming a 23-hectare post-industrial site in Warsaw into a next-generation, sustainable logistics hub. Developed by Peakside Capital Advisors and Partners Group, the 25,000 sqm Hall C2 continues the phased regeneration of the 100,000 sqm City Point Targówek park, combining advanced ESG solutions, operational efficiency, and tenant wellbeing. MLP Business Park Łódź is MLP Group’s second logistics park in the Łódź metropolitan area. In line with the company’s sustainability strategy, the facilities will be certified under the BREEAM New Construction scheme at the Excellent level. The investment combines high-quality construction with care for the natural environment. The project includes features such as green roofs on shelters, compensatory planting, bird nesting boxes, and amphibian barriers around the retention pond. Certified EPD materials and FSC-certified timber have been used. Water-saving fixtures have been installed throughout. The site also offers covered bicycle parking and a car-sharing system. Panattoni BTS Dunikowo is one of the largest logistics projects in West Pomerania, strategically positioned to serve both Polish and German markets. Covering 54,370 sqm, it integrates cutting-edge logistics solutions including optimised traffic flows, automated sorting zones and advanced ventilation systems. The development created 500 new jobs, boosting local economic growth. To be certified under BREEAM Outstanding, it incorporates a roof prepared for 1 MWp photovoltaics, heat pumps, LED lighting with smart monitoring, and water-saving infrastructure. Unique biodiversity features include a hazel orchard, insect hotels, birdhouses, and extensive native greenery. Employee well-being is supported by landscaped relaxation areas, bike shelters and 20 EV chargers. Excellent transport links, including access to SKM commuter rail, make it a future-proof facility combining sustainability, efficiency and tenant-tailored design.
Park Kladno – Transforming Legacy into a Sustainable Future
Park Kladno combines a new 20,941 sqm production hall with the comprehensive renovation of an existing 15,908 sqm facility for Hanon Systems Thermal Technology. The project earned BREEAM Outstanding in summer of 2025 – Accolade’s ninth at this level.
Built in 1999, the original building showcases how an aging industrial asset can be transformed into a modern, energy-efficient facility meeting today’s highest standards. A 2,226 kWp photovoltaic system integrates ground arrays, rooftop panels, and innovative flexible adhesive panels on the renovated building – one of the largest installations of its kind in the Czech Republic.
Further technologies include heat pumps, rainwater harvesting, and full building envelope reconstruction. Both construction and renovation proceeded without operational interruption, proving exceptional coordination and technical excellence.
