Office Building of the Year, CEE

Any office project opened in CEE between August 2024 and August 2025 excluding modernizations and developments is eligible. The jury will consider the reputation of the project, the occupancy figures, its financial results, the level of local competition, the quality of the design and specification, BREEAM/LEED/WELL/FITWEL certification and also its development history.

AFI Office House

Office House is located in central Warsaw, in industrial district that is now changing into a new business hub. It is located within a short walk from the nearby metro station and tram stops. The building welcomes cyclists with dedicated entrance and bike infrastructure including parking and changing rooms. The ground floor retail area is filled with restaurants offering a culinary selection featuring diverse cuisines, as well as a fitness studio. Office House is powered by renewable energy, including by photovoltaic panels. It has been certified with the highest BREEAM rating in Warsaw, with a record score of 97.9% making it the most sustainable office building in the city. It is covered in a three-layer silver-coated glass facade that preserves an optimal temperature, reducing energy consumption for cooling or heating. At the same time the building recovers waste heat which is then fed back into the city's heating network.
Gdynia Waterfront (II phase)

Gdynia Waterfront is a key element of the city’s waterfront revitalization, creating a modern space for living, working, and leisure. The second phase, designed by JEMS Architekci, includes two office buildings with almost 16,000 m² of leasable space and two residential buildings with over 120 apartments and dozens of ground-floor retail units. The project is uniquely located next to Kościuszko Square and the President’s Quay, on a 4-hectare site long left undeveloped. It introduces new quality to the city, combining modern architecture with Gdynia’s modernist heritage. The first stage, completed in 2015, delivered a 10,000 m² office building, home to PKO BP among others, and the Courtyard by Marriott hotel. The final phase will add more office and hotel space, a cultural pavilion, conference center, cinema, and new public areas, turning the complex into a vibrant urban hub.
The Bridge

The FORM

The FORM, a next-generation office building, provides occupiers with ultra-modern and best-in-class workspace which features the latest technologies, including a number of environmentally friendly and smart building solutions, and setting new benchmarks for ESG. The FORM hosts various amenities and service facilities, e.g.: an excellent location with the comfortable access to the public transport; flexible floor spaces; three outdoor terraces and a spacious green patio which provide meeting and relaxation space for tenants; big green area around the building with modern landscaping seamlessly blended with the planned city park in close proximity; restaurant, coffee shop and retail outlets on the ground floor; an underground parking garage offering 256 parking spaces – 30% of which are equipped with electric vehicle charging points, 216 bicycle racks, as well as amenities including changing rooms with showers, repair stations for cyclists.
