The University Business Park office complex is a modern and pro-ecological A-class office hub located in the very heart of Łódź in Poland. Apart from an excellent location, UBP business complex grants its tenants the total leasable area of more than 39 000 sq m and remarkable building floor layout densities that fit perfectly to requirements of companies of BPO/SSC sector.
Another GTC’s completed development is the second phase of FortyOne in Belgrade. It is the first office complex in Serbia built according to GOLD LEED standards. The second phase of the project offers almost 8,000 sq m of the class A office space to the most demanding tenants providing them with the maximum functionality of the space built in accordance with the LEED certificate.

Projects under construction
The third phase of FortyOne in Belgrade is under construction. It is a part of the first office complex in Serbia built according to GOLD LEED standards. FortyOne offers its tenants 27,400 sq m of class A office space (10,000 sq m in the first building opened in October 2015 and over 8,000 sq m in the second one delivered in the Q3 2016), 490 parking places.
Artico is an A-class office building in the Warsaw’s business district. The whole building will have 7.8 thous sq m of GLA.. Artico will offer its tenants a terrace at the roof of the lower part of the building, 3 underground levels with 153 parking spaces, underground bicycle racks of 80 units, as well as showering facilities, locker and drying rooms for bicyclists.

The company has started preparations for the construction of White House in Budapest, class A office building with a total leasable area of 21 500 sq.m and 299 underground parking places. The modern projects features exhilarating, uplifting green architecture including an entirely refurbished turn-of-the-century stand-alone loft of 2,000 sq m. White House will be delivered in Q4 2017. Moreover, GTC has commenced the design process of V-RK Tower in Budapest that will offer more than 42 000 sq m. GLA.
The company strengthens its position in Serbia through another development plan of a modern office complex. Green Heart, class A business center located in Belgrade, will take approx. 25 500 sq m. of modern space.

The GTC Group is at the forefront of the commercial real estate sector in Central, Eastern and Southern Europe since 1994 and it continues to strengthen its position on its key markets. In H1 2016, the company intensively worked on developing its portfolio in order to further improve the overall occupancy currently exceeding 90%. In this time, GTC leased over 57,000 sq. m of office and retail space, which was either newly leased or renewed, including 13,000 sq. m of the prolonged Romtelecom lease in City Gate and another lease agreement in Korona Office Complex, once again prolonging the contract concluded with IBM in 2005. This year has marked another important milestone in the Group’s history with the first GTC’s project in Łódź now officially completed. Furthermore, the second building of FortyOne office complex in Belgrade was delivered as scheduled - in the 3rd quarter of 2016. The Group acquired five modern A-class office buildings Pixel, Neptun Office Center and Sterlinga Business Center, Premium Plaza and Premium Point, increasing GTC’s portfolio by almost 60,000 sq. m of net leasable area.
