Open to any developer active in the office sector in CEE between August 2024 and August 2025. The jury will consider the company's presence, geographic range, reputation and leasing & financial figures, as well as the number, size, originality, variety and significance of projects completed.

Echo Investment

Echo Investment is consistently delivering on its office strategy, addressing demand for modern, sustainable, and employee-friendly workplaces. In 2024, lease agreements covered over 47,000 sqm, with all completed projects fully occupied. In H1 2025, more than 15,500 sqm was leased, including the full commercialization of Brain Park in Kraków. Focus now shifts to WITA, a new destination project adding 18,700 sqm. In Wrocław, the first stage of Swobodna SPOT is advancing, with €27 million financing secured and 16,000 sqm set for delivery by year-end. In May, Echo completed Office House in Warsaw – a 32,000 sqm sustainable building developed with AFI, largely leased before completion. In H2, construction will begin on a new office tower within the Towarowa22 superblock. With strong finances, investor trust, and ESG reporting aligned with CSRD, Echo Investment reinforces its leadership among office developers in CEE.
Ghelamco Poland

Ghelamco is the leader of the office market in Poland, which over the past year has recorded a series of spectacular successes and record-breaking transactions. In August 2025, the company finalized the sale of VIBE to Manova Partners – one of the largest office investment deals in the CEE region this year. In November 2024, Ghelamco sold Warsaw UNIT to Eastnine AB for EUR 280 million – the largest office transaction in Europe in 2024. In June 2025, Ghelamco completed its flagship project – The Bridge complex in the heart of Warsaw (54,000 sqm), consisting of a 174-meter tower and a fully restored historic Bellona building. Over the past year, the company has finalized several major lease agreements, including Santander Bank Polska (the largest in Poland since 2022), Grant Thornton and Astellas. Ghelamco’s pipeline include prime office projects in Warsaw’s most prestigious locations, such as Rondo Daszynskiego area, Plac Zawiszy, Plac Grzybowski, and the Warszawa Gdańska area.
