Under the current market conditions—characterized by a supply gap and reduced developer activity—Skanska's office division completed Studio B in Warsaw (20,500 sqm) in November 2023, and subsequently commenced the construction of Studio A, which will deliver 26,600 sqm of office space. In recent years, investment volumes have declined and transaction activity has been limited. Despite this, Skanska achieved three significant sales in 23’/24’: Studio B in Warsaw for €86 million (fully leased), Nowy Rynek E in Poznań for €79 million (over 90% leased), and the first phase of H2Offices in Budapest to ERSTE Open-Ended Real Estate Investment Fund for €100 million. This demonstrates that Skanska continues to raise the bar in terms of quality, regardless of challenging market conditions, and that its investments are in demand among both tenants and investors.
