Mr Gajewski built the Torus brand in Tricity and on the Polish commercial property market through its ability to plan, strategic thinking and boldness in undertaking new business opportunities. So far, the company has contributed more than 160,000 sq. m of office space. Under his leadership, Torus completed a wide array of property development projects in office, hotel, warehouse and residential sectors, though the company has specialised in modern office property.

Key projects constructed between October 2020 and June 2022
FORMAT is an office building which was erected in the business part of Gdańsk. It has five overground storeys, with total leasable space amounting to nearly sixteen thousand square metres. The building is excellently served by public transport, standing in direct vicinity of the PKP/SKM Oliwa train station. The edifice was built in the high Torus standard, and is recognized by the Gold-level LEED pre-certificate. Format was blueprinted by the APA Wojciechowski Trójmiasto design studio.
OFFICYNA (II stage) is a five-storey building, with nearly 7,300 square metres of leasable space. Its dimensions blend into the nearby housing, however, it is the architecture the sets the building apart. Officyna has a superb location, well-served by public transport, situated along the main thoroughfare of Tricity. The office building was erected in the high Torus standard, and is currently being certificated in the LEED system. Officyna (II) was designed by APA Wojciechowski Trójmiasto.
Projects under construction
PUNKT is an intimate office building, with one underground and six overground storeys respectively, of the total gross leasable area of 12,781 square metres. The building will be certificated in the LEED v4 system. Thus, it will fulfil most demanding environmental standards related to the energy-saving, or the low consumption of potable water.
Punkt will be erected in the high Torus standard based on various technological innovations. The building will be equipped with a specialist system of ventilation units, which in real terms prevents numerous pathogens, such as bacteria or viruses, from spreading. The building will also display other distinguishing features e.g. office spaces of three metres in height, tilt windows, individual temperature control system, in-building application with multiple practical functions and the full infrastructure for cyclists. The fourth storey will house a terrace, which will serve as a relaxation and chill-out zone for respective office employees.
Projects in the pipeline
KOMPAS, an office building debut made by Torus in Gdynia, will have an area of nearly thirty-two thousand square metres, and will be erected in the high standard. The office building will add immense value, and will further increase the business attractiveness of the city. Kompas will provide an appealing range of commercial premises located on the ground floor, which will open the building up for the ambient, and a meticulously designed greenery all around.
DOKI OFFICE makes up a multi-functional investment – DOKI – conducted in Gdansk, in the historical, post-shipyard areas. The investment will embrace the construction of two buildings, with a total leasable area of nearly thirty-eight thousand metres. A friendly space has been designed in their vicinity, with the aim to soak up the city life, boost relaxation, and promote integration amongst employees. The buildings will be certificated in the LEED v4 system. The rooftops will house green terraces and a great view of the shipyard.

The quality of our buildings is appreciated not only by the tenants, many of whom represent large, international entities, but by investment funds as well, which later buy fine and reliable real estate products. To this day, across several investments, we have introduced more than one hundred sixty thousand square metres of modern leasable space onto the Tricity market. We have overseen seven sales transactions of our office properties to six different investment funds, for a combined fee of nearly three hundred seventy million euro.
