Radosław T. Krochta has many years of experience in finance and management, gained in Poland, Eastern Europe, and the United States. He has been with MLP Group since 2010. Under his leadership, the Company has rapidly expanded its scale of operations. New records have been broken in the last 12 months, with lease contracts signed for over 200,000 sqm of commercial space. Logistics parks in Poland are being successfully developed, and business expansion is also pursued in Germany and Romania.
REGIONS ACTIVE IN (IN WHICH COUNTRIES THE COMPANY OPERATES)
MLP Group operates in the core markets of Poland, Germany and Romania. The company operates thirteen operational industrial parks in Poland, and has one park under construction, in Bucharest. With the operation and development of the 12.5 ha property in the MLP Unna Logistics Park, the expansion efforts in Germany are now gaining momentum. Further projects, which are already being planned, will be located in the regions of Berlin, the Ruhr area, in the Rhineland around Mönchengladbach, and in the Greater Munich area. MLP Group plans to establish a foothold in the Austrian market, near Vienna Airport.

PROJECTS IN PROGRESS
In H1 2019, the Group was engaged in the construction of projects with a total area of 53,549 m², with a further 58,930 m2 under preparation, so the total area of the projects was 112,479 m2. MLP Group focuses on expanding its existing logistics parks in Poland and abroad (i.e. building warehouse space on its land) and on building built-to-suit projects outside the existing parks. The Group also looks for attractive land for the development of new logistics parks.

Innovational products and new technologies featured in the properties
In a decade, MLP Group has flexibly adjusted its offering to customer needs and expectations. Logistics centres located near or within large cities have been in great demand recently. The Company’s City Logistics facilities provide space tailored to the needs of last mile logistics, which is equipped with cross docks and other amenities. MLP Group consistently enhances its projects with new solutions. Out of concern for the environment, the Company seeks BREEM certification for its buildings. Older projects are upgraded. For instance, the construction of the first complete photovoltaic system has recently been completed at the MLP Pruszków I logistics park. MLP Group expects that ultimately 30% of the energy used by its tenants will come from solar cells. Energy-efficient lighting became a standard at MLP facilities years ago. MLP Group is an innovation leader.

The past decade has been a period of rapid growth for MLP Group. The area of logistics parks under the Company’s management has tripled from ca. 200,000 sqm to ca. 600,000 sqm of finished space. During the same period, we have sold two logistics parks with a total area of over 140,000 sqm. In 2016, we made a successful debut on the Warsaw Stock Exchange as the first warehouse developer. The gross value of the public offering at the time totalled ca. PLN 90.6m. In 2017, we established a foothold in the German and then Romanian markets. Today MLP Group is a leading warehouse developer in Central and Eastern Europe.

MLP Group has emerged as the leading warehouse developer in Central and Eastern Europe over the last decade. The Company is rapidly expanding its logistics parks in Poland and abroad, particularly in Germany, where it plans to develop its operations in several locations, including sites near Berlin, Cologne, Koblenz, and Mönchengladbach. In the second half of 2019, MLP Group plans to enter the Austrian market with a project located in the vicinity of the Vienna airport. In line with its current ‘build and hold’ strategy, MLP Group builds development projects to manage them on a daily basis and keep them in the portfolio over a long term.
