Hadley Dean has more than 20 years of real estate experience and joined EPP in June 2016. Owing to his bold decisions and strategic thinking, EPP has become the largest and most successful retail real estate company operating in Poland. Key projects your company worked on between October 2018 and September 2019
The biggest project for EPP in this period was Galeria Młociny, an 84 000 sqm mixed-use centre situated in a prime location in Warsaw. The centre, which opened in May 2019, combines an unbeatable offer of shops with a great F&B selection, combining a food hall and adjacent rooftop garden.
EPP completed the transfer of tranche 2 of the M1 portfolio which covers of the Bytom, Czestochowa, Radom and Poznan M1 shopping centres totalling 141 000 sqm GLA for 224 mln euro.
The company also entered into a joint venture with Henderson Park which acquired a 70% stake in 105 000 sqm of EPP’s office portfolio. The partnership will allow EPP’s office tenants to continue to benefit from its know-how in asset management. It also permits EPP to focus on its goal of developing and populating its retail portfolio.
EPP is constantly working on maximizing the value of existing assets and strengthening its competitive position through refurbishments – like the new food hall in Pasaż Grunwaldzki.

EPP currently manages 6 office properties, amounting to total of 163 000 sqm GLA – Oxygen in Szczecin, Astra Park in Kielce, Park Rozwoju Warszawa (stage I, stage II), O3 Business Campus in Kraków, Malta Office Park in Poznań, Symetris Business Park in Łódź (the last three locations are owned by a JV between EPP and Henderson Park).

In 2019, following its successful interim results, EPP remains on its path to meet its strategic goal to consolidate the Polish shopping centre market. All key operational highlights, including footfall, sales and occupancy have increased, and the company has continued to strengthen its assets in key Polish cities. In the October 2018 – September 2019 period EPP has successfully performed the divestment of part of its office portfolio through its sale to a JV partner. Moreover, it has increased exposure to retail with the acquisition of 4 shopping centres and the opening of Galeria Młociny. To counteract the effect of the Sunday trade ban and to increase its community engagement, EPP has launched its first of a kind Sunday engagement program of social activities. The company is looking forward to 2020, when its attractive and diversified pipeline of assets will include 28 retail projects with over 1 000 000 sqm of GLA, and footfall of over 120 mln.
