Poznań occupies the area of 262 square kilometers and has around 540,000 inhabitants. The unemployment rate of 1,3 % together with relatively high salaries drive the strong inner demand for dwellings. Many existing and new international and Polish companies and low office space vacancy rate of 7,7 % encourage the office space developments. Over 110,000 students are a reason why more and more investors are willing to develop high quality student dormitories. The increasing number of aged citizens attracts the investors from the senior housing sector. Over the last years the number of tourists visiting Poznań has risen which makes it necessary to construct new hotels, especially the 4 and 5 star ones. The intensive activities on the real estate market has caused a strong rise of labor and material costs and plot prices. The waiting time for the land development decisions and the building permits are the shortest in Poland.
