Short description of the company :	Torus was founded in 2002. We gradually increased our presence on the Tricity market by expanding into office, residential and warehousing sectors. From 2006 on, we carried out the construction, lease and sale of the first A-class business park in Gdańsk-Arkońska Business Park. Since 2011 we have been developing our most ambitious creation, the mixed-use complex, Alchemia.
New technology solutions/services offered:	Alchemia is an innovation trend-setter on the Polish property market, offering high spec. office space and a wide range of retail and recreational services. The building is LEED-Platinum certified (pre- and post-completion) and features an advanced building electric energy security system.

Projects completed between November 2014 and October 2015:	The construction of Alchemia II began in Dec 2013 and the building received its occupancy permit on 15 Oct 2015. It consists of two 6- and 8-storey towers, Ferrum and Titanium, situated on a shared 4-storey base. Alchemia II offers almost 27,000 sq. m of leasable space, with nearly 1,500 sq. m dedicated to retail services, which will include a medical centre. It also has a 5-level parking area and designated bicycle spaces and changing rooms for cyclists. Alchemia II is almost fully leased.
Projects in progress:	The construction of Alchemia III is currently underway. It is to be the largest free-standing office building in northern Poland, featuring 14-storeys (11 office levels) and two sub-levels. The total GLA of the project will be approx. 39,000 sq. m, with 2,000 sq. m dedicated to retail services.
Please say why you should be considered for the award:	When construction of Alchemia I began, sceptics voiced their doubts concerning the fusion of green office space with a wide range of accompanying services, catering to both tenants and local residents alike. Today, Alchemia I & II are almost fully leased and construction of stage III is underway. Elegant and functional, Alchemia is also LEED Platinum-certified. Its green solutions include: 47.3% reduction in water use; re-use of rainwater; use of native vegetation; 25.5% reduction in energy use through efficient lighting (exceeding ASHRAE 90.1-2007 norms by 25%) and energy monitoring; use of non-ozone gas-based systems; use of damp-absorbing, low volatile organic compound materials; improved air filtration; smart waste storage and disposal; preferential treatment of LEV & HOV vehicles.
