The first two buildings, A and B of B4B were delivered in 2011, followed by Building C in 2012, Building D in 2013, Building E in 2015, building F in 2016 and Building G in 2017. These 7 buildings already provide 65,000 sqm GLA for the tenants like Alexander Mann Solutions, State Street, Pegasystems, Euroclear, Herbalife, and Lufthansa Global Business Services among others. Ultimately B4B will offer 10 office buildings with a GLA of 95 000 sqm and a value of EUR 200 million. Lakeside Park, the 20-storey office complex in Bratislava was developed in 2008, making it one of the highest buildings in Bratislava located in an attractively landscaped green environment. Properties sold between October 2016 and September 2017 TriGranit sold Bonarka City Center retail center with 92 300 sqm GLA in Q3 2016, to Rockcastle, a property company specializing in retail centres in Central and Eastern Europe. The retail and entertainment centre was opened in 2009, and was sold after seven years of innovation and active property and asset management held by TriGranit. The purchase valued EUR 361 million was the largest single asset transaction in 2016, and the 3rd largest-ever in the polish real estate market.
In October 2016, the company completed the sale of Millennium Towers Class A office complex with 70 400 sqm GLA comprising of four office buildings within the Millennium City Center. TriGranit, together with Heitman LLC, sold the asset in a transaction valued at EUR 175 m. The transaction is the largest office deal on the Hungarian office market ever both as for value and for gross leasable area.

The eight-storey class A building provides 10 000 sqm of gross leasable area, of which 100% is built-to-suit development for Euroclear, the Belgium based financial services company. The building has 8 above ground levels and 2 underground levels with 49 parking spaces and 50 bicycle spaces. Building G was designed with consideration for the environment, and It has received the BREEAM certificate on a very good level. The facility is provided with 4 energy efficient elevators, Building Management System and External energy-efficient (LED) light fittings, controlled through an automatic time switch and daylight sensor.

Projects under construction Building H, the 8th phase of the Class A office building in the most popular office complex in Krakow, was launched in summer, 2017. The construction has already started in mid October, 2017 and it is likely to be finished in H2 2019. Building H will offer its future tenants 10 000 sqm GLA modern office space and 221 parking spaces, having a façade half made of glass and it may be connected directly to building I through special footbridges at a later stage. This building has received, for the current stage of the project, the BREEAM® certificate at the ‘Very good’ level and will receive the final certification after completing the construction and interior design for the individual tenants. The facility will be equipped with the most modern technical solutions like dual power supply, generator, building management system (BMS), access control system, 24-hour security, CCTV, reception, two staircases and four high-speed lifts.

Projects in the pipeline In Poland, TriGranit is proceeding with the development of the next phase of buildings in the B4B Class-A office complex in Krakow. Building H is currently under construction and will be ready in 2019. Due to regular increasing demands for new office spaces, the later stages, Building I and J will be launched in the upcoming years, with 10 000 GLA each. The value of building I and J will be approximately EUR 60 million altogether. At final completion, Bonarka for Business will offer 10 office buildings with a total leasable area of 95 000 sqm with a value of EUR 200 million. New developments are under preparation also in Budapest, and Katowice and Bratislava. Millennium Gardens office building will have 37.300 sqm GLA in Budapest, while Lakeside Park II. office building will have 13.700 sqm GLA in Bratislava. Silesia Offices, an office development that will be constructed in two phases is also under preparation in Katowice, Poland with 40.000 sqm GLA.
